Introduction

TheU.S.industrialmarketisexperiencingunprecedenteddemand.Companiesareaddingwarehouseanddistributionspacetoprotectinventories,diversifysupplychainsandprocessgrowingonlineretailsales.Asaresult,we’reseeinghistoricallylowvacancyrates,recordrentgrowthandrobustleasingactivity,allofwhichhasfueledsignificantdevelopmentnationwide.

Arethesetrendssustainable?Whiletheseculardriversofdemandendure,uncertaintyabouttheeconomicoutlook,labormarketsandsupplychainshasimpactedoccupiersentimentanddecision-making.

Togaugefuturedemand,CBREsurveyed100majorindustrialoccupiersthroughouttheU.S.ontheirupcomingplans.Thekeytakeaway:occupiersarestillexpandingtheirrealestatefootprints,particularlyintheSoutheast,SouthwestandMidwest,butarefacingchallengesduetosupplychaindisruptions,laborshortagesandhighoccupancycosts.

Thesurveyalsoexploresotherpressingtopics,suchassought-afterbuildingfeatures,ESGplansandmore.

–OverathirdofrespondentsplantoexpandintheSoutheastoverthenext12to24months,astheregionhasseverallargelogisticshubsservinggrowingpopulationcenters,largeaffordablelaborforcesandseaportconnectivity.Thisregionalsobenefitsfromasupportivebusinessclimateformanufacturers.

–Nearlythree-fourths(74%)ofrespondentscitedoccupancycost(rent)asthetopfactorwhenselectingabuildingwithinamarket,followedbyleaseoptions(50%),transportation(47%)andbuildingdesign(45%).

–Majordistributorsande-commerceoccupiersrequirehighlyfunctionalpropertiestoprocesshighvolumesandneedmodernbuildingscontainingsuchfeatures.Thisisamajorfactorfuelingtherecord662millionsq.ft.ofnewdevelopmentunderwayintheU.S.

–TheaverageageofaU.S.warehousebuildingis43years,and28%aremorethan50yearsold.*Giventhecontinuedgrowthofe-commerceandretaileromnichannelofferings,warehousesapproachingobsolescenceinthesemarketswillpresentopportunitiesforredevelopment,particularlyininfilllocationsthatsupportlast-miledelivery.

–Sixty-onepercentofrespondentsreportthatlaboravailabilityisamajorimpedimentforthegrowthoftheirbusiness,while58%aremostconcernedaboutrisingrents.

–Forty-eightpercentofallrespondentspointtochallengesfromhighertransportationcosts.

–Occupancycostsaccountsforjust3to6%oftotallogisticsspend,whereastransportationcostsaccountforabouthalforashighas70%oftotalspend.However,rentsarerisingrapidly,sooccupiersclearlyhavestickershock.
