2025【英文合同】英文租賃合同范本LeaseAgreement2025ThisLeaseAgreement("Agreement")isenteredintoasofthedayof,2025(the"EffectiveDate")byandbetweenthefollowingparties:Landlord:Name:Address:Email:Phone:(Hereinafterreferredtoasthe"Landlord")Tenant:Name:Address:Email:Phone:(Hereinafterreferredtoasthe"Tenant")1.PropertyDescriptionTheLandlordagreestoleasetotheTenant,andtheTenantagreestorentfromtheLandlord,thepropertylocatedat(the"Premises"),whichincludesthefollowing:Totalfloorarea:squaremeters.Numberofbedrooms:Numberofbathrooms:Parkingspaces:Otherfacilities:2.LeaseTermTheleaseterm("LeaseTerm")shallcommenceon,2025andcontinueuntil,2025,totalingaperiodofmonths,unlessterminatedearlyinaccordancewiththetermsofthisAgreement.3.RentsandOtherPaymentsa)MonthlyRent:TheTenantagreestopayamonthlyrentofUSD(dollars),whichincludesthefollowing:Basicrent:USDAdditionalcharges:USD(e.g.,utilities,propertymanagement,etc.)b)Deposit:TheTenantmustpayasecuritydepositofUSD(dollars)uponsigningthisAgreement.ThedepositwillbereturnedwithindaysaftertheLeaseTermends,providedthatthePremisesarereturnedingoodconditionandwithoutanyoutstandingrentordamages.c)LatePaymentPenalty:Iftherentisnotpaidwithindaysoftheduedate,theTenantagreestopayalatefeeofUSD(dollars)or%oftheoverdueamount,whicheverishigher.4.UseofPremisesa)PermittedUse:ThePremisesmayonlybeusedforresidentialpurposesandfornootheractivities.TheTenantagreestousethePremisesinalawfulandnon-nuisancemanner.b)ProhibitedUse:ThePremisesmaynotbeusedforanyillegalactivities,includingbutnotlimitedtotheproduction,sale,ordistributionofillegalsubstances.Additionally,theTenantmaynotsubletthePremiseswithoutpriorwrittenconsentfromtheLandlord.5.MaintenanceandRepairsa)Landlord'sResponsibilities:TheLandlordisresponsibleformaintainingthestructuralintegrityofthePremises,includingtheroof,walls,foundation,andload-bearingpartitions.TheLandlordwillperformanynecessaryrepairstothesestructuralcomponentsduringtheLeaseTerm.b)Tenant'sResponsibilities:TheTenantisresponsibleformaintainingthePremisesingoodcondition,includingbutnotlimitedto:Repairstofixtures,appliances,andothernon-structuralelements.Maintainingcleanlinessandproperfunctioningofplumbing,electrical,andheatingsystems.AddressinganydamagescausedbytheTenantorTenant'sguests.c)NoticeofRepairs:TheTenantmustpromptlynotifytheLandlordinwritingofanyrepairsrequiredbeyondtheirresponsibility.TheLandlordagreestoaddresssuchrepairswithindaysofreceivingnotice.6.Insurancea)Landlord'sInsurance:TheLandlordmaintainspropertyinsuranceforthePremises.Uponrequest,theLandlordmustprovideproofofinsurancetotheTenant.b)Tenant'sInsurance:TheTenantisencouragedtoobtainrenter'sinsurancetocoverpersonalbelongingsandliability.Whilenotmandatory,theLandlordrecommendsthiscoveragetoprotecttheTenant'spropertyandagainstpotentialclaims.7.TermsofTerminationandRenewala)NoticeofTermination:EitherpartymayterminatethisAgreementbyprovidingwrittennoticeatleastdayspriortothedesiredterminationdate.Exceptincasesofbreachofcontract,terminationwithoutcauserequiresthisadvancenotice.b)Renewal:TheTenanthastheoptiontorenewtheLeaseTermforanadditionalperiodofmonthsuponmutualagreement.BothpartiesmustconfirmtheirintentiontorenewatleastdaysbeforethecurrentLeaseTermends.8.TransferofTenancyTheTenantmaynotassignthisAgreementortransfertenancytoanotherpartywithouttheLandlord'spriorwrittenconsent.AnyunauthorizedassignmentwillconstituteabreachofthisAgreement.9.ProhibitedConductTheTenantagreestocomplywiththefollowingrules:a)NounauthorizedalterationstothePremises.b)NohostingofcommercialactivitieswithinthePremises.c)Nostorageofhazardousmaterialsorexplosiveson-site.d)Nounauthorizedpetsoranimals,exceptaspermittedbythisAgreement.10.SecurityandAccessa)PremisesSecurity:TheLandlordprovidesstandardsecuritymeasuresforthePremises.TheTenantisresponsibleforsecuringdoors,windows,andotheraccesspointswhenvacatingthePremises.b)AccessforRepairandInspection:TheLandlordorLandlord'sagentmayenterthePremisesforrepair,inspection,orshowingsuponprovidingtheTenantwithatleasthours'notice.TheTenantmustallowreasonableaccessforsuchpurposes.11.DefaultandRemediesa)Default:TheTenantisindefaultunderthisAgreementiftheyfailto:Payrentontime.MaintainthePremisesasrequired.Observetheterms,conditions,andcovenantsofthisAgreement.b)RemediesforDefault:Upondefault,theLandlordmayexercisethefollowingremedies:TerminatethisAgreement.SeeklegalactiontorecoverpossessionofthePremises.Claimdamagesforanylossesresultingfromthedefault.12.GoverningLawThisAgreementshallbegovernedbyandconstruedinaccordancewiththelawsofthestateof.13.AmendmentsNoamendmentstothisAgreementshallbevalidunlessmadeinwritingandsignedbybothparties.14.SeverabilityIfanyprovisionofthisAgreementisfoundtobeinvalidorunenforceable,theremainderoftheAgreementshallremaininfullforceandeffect.15.Entire
