3乙方如改變房屋的內(nèi)部結(jié)構(gòu)、裝修或設(shè)置對房屋結(jié)構(gòu)有影響的設(shè)備，設(shè)計(jì)規(guī)模、范圍、工藝、用料等方案均須事先征得甲方的書面同意后方可施工。 第七條 合作經(jīng)營具體事項(xiàng) 1.由于在整個(gè)經(jīng)營區(qū)內(nèi)，甲乙雙方各自獨(dú)立經(jīng)營茶和足道按摩項(xiàng)目，所以雙方應(yīng)有各自獨(dú)立的水，電，氣，表。 2.獨(dú)立的法人代表以及國家要求的各種證件。 3.光纖網(wǎng)絡(luò)資源共享。由乙方分擔(dān)每月 元 4.接待大廳和廁所，走廊雙方公用，由 方負(fù)責(zé)管理和維護(hù)。 5.雙方工作人員若非業(yè)務(wù)需要不得在另一方經(jīng)營場所內(nèi)走動(dòng)。 6.停車位公享。 7.乙方添置的各種設(shè)施，設(shè)備，在合同期滿后乙方擁有處置權(quán)。 8.雙方不得干預(yù)對方的經(jīng)營和管理。 9.經(jīng)營中產(chǎn)生的任何糾紛都必須由雙方負(fù)責(zé)人商議解決。不可單方解決。 第八條合同的變更、解除與終止 1本合同生效后具有法律約束力，甲、乙雙方均不得隨意變更或者解除本合同，需要變更或解除時(shí)，須經(jīng)雙方協(xié)商一致達(dá)成新的書面協(xié)議。 2甲方有以下行為之一的，乙方有權(quán)解除合同： （1）提供不符合約定條件的場所設(shè)施，嚴(yán)重影響經(jīng)營。 （2）甲方未履行房屋的修繕義務(wù)，嚴(yán)重影響經(jīng)營。 3在承包期間，乙方有下列行為之一的，甲方有權(quán)解除合同，收回所承包給乙方的場所： （1）未經(jīng)甲方書面同意，拆遷變動(dòng)場所房屋結(jié)構(gòu)。 （2）未經(jīng)甲方書面同意，不得應(yīng)用于場所經(jīng)營用途以外的用途。 （3）利用所承包的場所進(jìn)行非法活動(dòng)。 （4）未按約定交納承包費(fèi)逾期一個(gè)月。 4承包期滿合同自然終止。 5因不可抗力因素導(dǎo)致合同無法履行或者無法完全履行時(shí)，甲、乙雙方協(xié)助商一致，可以變更或者解除合同。 第九條場所交付及收回的驗(yàn)收 1甲方應(yīng)保證承包期間場所本身及附屬設(shè)施、設(shè)備處于正常使用狀態(tài)。 2驗(yàn)收時(shí)雙方共同參與，如對裝修、器物等設(shè)施有異議應(yīng)當(dāng)場提出。當(dāng)場難以檢測的，應(yīng)于_日內(nèi)向?qū)Ψ教岢霎愖h。 3乙方應(yīng)于承包期滿后，將承包場所及附屬設(shè)備、設(shè)施如數(shù)交還給甲方。 4乙方交還甲方的場所及附屬設(shè)施應(yīng)保持完好的狀態(tài)，不得留下物品或者影響場所的正常經(jīng)營。對未經(jīng)同意留下的物品，甲方有權(quán)處置。 第十條違約責(zé)任 1甲、乙雙方應(yīng)全面實(shí)際履行本合同，不履行或者不完全履行的應(yīng)負(fù)違約責(zé)任。 2承包期間，乙方逾期交納本合同約定應(yīng)由乙方負(fù)擔(dān)的費(fèi)用，每逾期一天，則應(yīng)按上述費(fèi)用總額的0.1%支付甲方滯納金。 3在承包期滿，乙方應(yīng)如期交還經(jīng)營場所。乙方逾期歸還，則應(yīng)向甲方支付雙倍承包金。乙方還應(yīng)承擔(dān)因逾期歸還給甲方造成的損失。 4.承包期未到甲方強(qiáng)行收回場所，甲方當(dāng)付乙方雙北承包金以及裝修費(fèi)用。 第十一條爭議解決
