8、mputer to do some research on great women of china.by chance i came across an article about a doctor called lin qiaozhi, a specalist in womens diseases.she lived from 1901 to 1983 .it seemed that she had been very busy in her chosen career ,travling abored to study as well as writing books and artic
9、les.one of them caught my eye. it was a small book explaining how to keeping babies clean,healthy and free from sickness.why did she write that?who were the women that lin qiaozhi thought needed this advice?i looked carefully at the text and realize that it was intended for women in the countryside.
10、perhaps if they had an emergency they could not reach a doctor. suddenly it hit me how difficult it was for a woman to get medical training ata that time.that was a generation when girls education was always placred decond to boys.was she so much cleverer than anyone else?further reading made me rea
11、lize that it was hard work and determination as well as her gentle nature that got her into medical school.what made her succeed later on was the kindness and consideration she showed to all her patiens.there was story after story of how lin qiaozhi, tired after a days work,went late at night to del
12、iver a baby for a pool family who could not pay her. by now i could not wait to find out more about her . i discovered that lin qiaozhi had devoted her whole life to herpatiens and had chosen not to have a family of her own.instead she made sure that about 50,000 babies were safely delivered.by this
13、 time i was very excited.why not study at medical college like lin qiaozhi and carry on her good work?it was still not too late for me to improve my studies,prepare for the university entrance examinations , and elizabeth frywhen the quaker elizabeth married joseph fry,it seemed as if her life would
14、 be comfortable and peaceful.however,elizabeth was not content with her easy life and her growing family.she saw many poor people living near her and she wanted to help them. one day she was asked to visit a prison .at first the prison officers did not want to let her visit the women prisoners becau
15、se they feared the prisoners would attack her,but elizabeth was not afraid.she realized that the prisoners behave badlly because they were treated like animals.they had no beds,clean clothes,food or heating.any child born in prison had to stay there and had no chance of an education.this meant they

26、 spending money on himself or leading a comfortable life also means very little to him. indeed, he believes that a person with to much money has more rather than fewer第六章裝修管理手冊用戶裝修守則一、用戶裝修須知用戶在內(nèi)部裝修開展前需留意并必須遵守以下條款:1.單元交收用戶需預(yù)先與管理處預(yù)約以便交收鑰匙及單元。用戶需負(fù)責(zé)對其接收單元的設(shè)備,作檢查并核實(shí)所有設(shè)施,裝修等皆合格并需在交收表上簽署及蓋上公司印章。2.裝修申請表用戶需填
27、妥及交回另外分發(fā)“裝修申請表”予管理處。3.裝修圖則及更改工程為保護(hù)大廈公共設(shè)施,用戶必須呈交4份其單元的裝修圖則及技術(shù)資料等交管理處審批,未得到管理處、質(zhì)檢部門及消防部門書面批準(zhǔn)裝修圖則前,任何裝修工程不得展開。(1)圖則的需求詳情如下:室內(nèi)平面圖清楚顯示:a.室內(nèi)平面的布置。b.室內(nèi)間隔或墻高度至吊頂開花或結(jié)構(gòu)開花。c.任何附加的廁所或茶水間。d.任何保險柜或重型裝置的重量及有關(guān)裝置的尺寸等須提供詳細(xì)資料。e.任何提升地面的工程以便安排計(jì)算機(jī)及電力布線之用。天花平面圖清楚顯示:a.任何間隔穿越開花吊頂并提供施工大樣圖。(不得采用任何易燃物品于吊頂內(nèi)。)b.照明燈盤的位置。c.任何對天花吊頂
28、內(nèi)設(shè)置及更改或增加。d.現(xiàn)有噴淋頭及煙霧感應(yīng)器的位置及其提議修改位置。電力分布圖及簡圖清楚顯示:a.總配電盤、分區(qū)配電盤的位置,類別和功率。b.總配線圖、簡圖并具備詳細(xì)技術(shù)資料。c.總耗電量的計(jì)算。給排水圖清楚顯示:a.建議給排水管的接駁位置及水管的尺寸。b.水管的分布圖。c.茶水間地面所采用防水物料的詳情。空調(diào)分布圖清楚顯示:a.風(fēng)機(jī)盤管位置。b.送風(fēng)及回風(fēng)喉的路線。c.送風(fēng)及回風(fēng)百頁位置。d.室內(nèi)空調(diào)溫度控制器位置。4.裝修管理費(fèi)及押金用戶須在裝修工程展開前繳交裝修押金及其它有關(guān)費(fèi)用。裝修完工后3個月,經(jīng)管理處審核,檢查并滿意后,押金在扣除一切應(yīng)付費(fèi)用后(如有)將不計(jì)利息發(fā)還用戶。裝修管理
29、費(fèi)及押金以裝修期61天計(jì)算,超過61天裝修管理費(fèi)及押金額外費(fèi)用另由用戶繳付,方可繼續(xù)進(jìn)行裝修工程。5.用戶聘用裝修商施工須知裝修工作開展5天前,用戶需將以下有關(guān)資料呈交管理處。需填妥所有參與裝修工作人員的名單并交回管理處,表格另外分發(fā)。用戶需保證及指示所聘用的工人在執(zhí)行裝修工程時與管理處員工充分合作,以免影響日常操作。裝修工作開展前,所有工人需向管理處申請工人出入證。在進(jìn)入大廈范圍時,工人必須佩帶工人出入證,但管理處有最終決定權(quán),可以不批準(zhǔn)持證人士進(jìn)入大廈工作。工人出入證于每天工作完離開大廈時須交回管理處,遺失則申請補(bǔ)發(fā)。押金于工程完畢后發(fā)還施工單位。為確保所有公共設(shè)施能正常使用及避免系統(tǒng)受到
30、有意或無意破壞,有關(guān)電力分布系統(tǒng)、中央空調(diào)系統(tǒng),及給排水系統(tǒng)增加、刪除及改動等工程或其它與大廈系統(tǒng)連接上的工程都必須由管理處批準(zhǔn)。有關(guān)各用戶需注意并向管理處申請的有關(guān)設(shè)施及系統(tǒng),詳列如下:(1)空調(diào)系統(tǒng)新加/移位空調(diào)風(fēng)機(jī)盤管包括冷凍水供水及回水管,冷凝水排水管(包括隔熱),風(fēng)槽(包括送風(fēng)口及回風(fēng)口)的改動及安裝。空調(diào)溫度控制器的安裝。其它有關(guān)空調(diào)的安裝。(2)電力分布系統(tǒng)臨時電源安裝,包括電表,臨時線,開關(guān)插座組合等。永久電源的安裝包括電表,走道吊頂內(nèi)電線槽(如需要)等。(3)公共天線系統(tǒng)有關(guān)接駁大廈提供電視廣播系統(tǒng)而所需由弱電間接駁到用戶單元內(nèi)的線管及線路的接駁。(4)給排水系統(tǒng)在管道間或其
31、它墻身開孔以便接駁排水管穿越及其修補(bǔ)。在排水管及給水管安裝接駁口以便用戶自行接駁。(5)電話由弱電間至單元內(nèi)電話系統(tǒng)的線管或線槽。電話線路的接駁(由電話公司執(zhí)行)。室內(nèi)電話系統(tǒng)線管的布置及安裝由用戶自行安排,唯需符合電話公司穿線要求。(6)其它其它的特別工程,管理處認(rèn)為應(yīng)聘用指定承包商執(zhí)行。以上各項(xiàng)工程必須由管理處批準(zhǔn)及聘用合資格承包商執(zhí)行。6.指定承包商由指定承包商執(zhí)行工作,詳情如下:消防報(bào)警及噴淋系統(tǒng)(1)有關(guān)內(nèi)室間格改變而引致消防噴淋頭,煙霧感應(yīng)器的改動工程。(2)消防有關(guān)方面改動設(shè)計(jì)圖,及向有關(guān)消防單位報(bào)批。(3)其它修改而引致消防系統(tǒng)因應(yīng)規(guī)范需要作出的增加或改變。7.總結(jié)最后,管理處
32、再次提醒各用戶只在下列手續(xù)完備的情況下,方能展開裝修工程:(1)持有管理處發(fā)出的裝修許可證。(2)所有有關(guān)費(fèi)用已經(jīng)繳付。(3)所有工程并沒有和國家法律有任何抵觸。(4)裝修保險已購備。(5)所有圖紙已經(jīng)管理處及有關(guān)政府部門審批合格。二、裝修規(guī)定用戶必須留意并遵守以下裝修規(guī)例及條款。1.工作時間規(guī)定可進(jìn)行裝修工程的時間為星期一至星期五早上八時至下午六時,如需超時加班工作,必須向管理處事先提出申請。管理處有權(quán)隨時停止一切產(chǎn)生噪音、震蕩、發(fā)出強(qiáng)烈氣味或?qū)ζ渌脩糇虜_的工程。凡這類工程都應(yīng)在非辦公時間或管理處指定時間內(nèi)進(jìn)行。2.安裝設(shè)備在未得到管理處事前批準(zhǔn)之前,用戶不得安裝任何空調(diào)機(jī),天線或雨篷等在
33、大廈外墻及屋頂上。3.玻璃幕墻清潔謹(jǐn)此提醒各用戶更換玻璃幕墻是非常費(fèi)時及昂貴。請通知裝修承包商對現(xiàn)有的玻璃、鋁質(zhì)材料、窗把手等正當(dāng)使用及特別保護(hù)。在非常緊急情況下,用戶方可開啟窗戶。4.廣告招牌在未經(jīng)管理處批準(zhǔn)前,用戶不得展示、懸掛任何帶有廣告性質(zhì)的招牌。5.更改/還原工程管理處保留權(quán)利要求用戶對所有裝修工程進(jìn)行更改或還原,如該工程影響大廈設(shè)施、裝修結(jié)構(gòu),即使該工程在管理處批準(zhǔn)下已完成。管理處會發(fā)出書面通知,用戶須在一個月之內(nèi)完成此等工程并負(fù)責(zé)一切費(fèi)用。如用戶未能在指定時間內(nèi)完工,管理處會安排該工程,所需費(fèi)用將會由有關(guān)用戶承擔(dān)。6.大廈設(shè)施用戶必須保持大廈內(nèi)所有設(shè)備都不得封死以致造成不能維修或
34、檢查。所有檢查活門、渠蓋、百頁等都不能安裝或放置任何物品以影響正常開啟。7.更改噴淋頭所有的單元內(nèi)噴淋頭,煙霧感應(yīng)器的更改都應(yīng)需事前得到管理處的批準(zhǔn)。該項(xiàng)工程必須由管理處指定承包商執(zhí)行而用戶負(fù)責(zé)有關(guān)費(fèi)用。8.垃圾/廢料清運(yùn)裝修期所有垃圾及泥頭等物料都應(yīng)存放在用戶單元內(nèi)。大廈公眾地方絕不容許擺放任何垃圾。管理處會指定地方作臨時垃圾收集站。用戶須自行安排把垃圾、泥頭等運(yùn)到臨時收集站。9.材料運(yùn)輸用戶所聘用的承包商在搬運(yùn)材料時需嚴(yán)格遵從管理處安排的特定路線及程序。所有車輛在裝卸貨后不能停泊在裝卸貨區(qū)內(nèi)。除管理處特別指定外,所有載客電梯及扶手梯不能用作載貨。運(yùn)送大量垃圾時,須預(yù)先與管理處聯(lián)絡(luò)安排載貨梯
35、使用。用戶在搬運(yùn)貨物時對大廈設(shè)施與裝修造成破壞者,須負(fù)責(zé)修補(bǔ)或賠償費(fèi)用。10.排水系統(tǒng)用戶不得對大廈公共設(shè)施的水喉、水管、閥門、設(shè)備等作出修改或增加接駁等工程。用戶不得傾倒污水于公共地方洗手盆或其它排水設(shè)備等,否則須對此行為造成的破壞而賠償。11.室內(nèi)環(huán)境用戶須對其裝修所造成的影響而負(fù)責(zé)。用戶應(yīng)為其裝修而造成單元內(nèi)環(huán)境的變遷而負(fù)責(zé)。12.預(yù)防火災(zāi)在裝修工作開展前及在裝修期間,滅火器數(shù)量按單元大小而有所增減?;旧弦髥卧獌?nèi)每一百平方米需放置兩個2kg滅火器。所購買滅火器的成本由用戶承擔(dān)。13.結(jié)構(gòu)地面/分隔墻不得在結(jié)構(gòu)地面及分隔墻進(jìn)行挖洞、鉆孔等破壞性工程。因?yàn)檫@樣會破壞原先鋪設(shè)的防水材料。否
36、則用戶須為此等行為負(fù)責(zé)。14.政府法例用戶須對其裝修所設(shè)計(jì)有關(guān)政府部門審批的項(xiàng)目自行申請并遵守各部門所發(fā)出的指引及規(guī)定。15.圍板為分辨裝修工作的范圍及減少噪音的散播,用戶須在其裝修單元內(nèi)搭建圍板。16.保險用戶及其聘用的承包商購買管理處認(rèn)為足夠的保險如火險、勞工賠償及公眾一切險等才能展開裝修工作。17.施工人員的操守用戶須對其聘請的工人在施工現(xiàn)場作出的行為而負(fù)責(zé)。用戶須對此裝修守則熟悉及遵守。管理處有權(quán)對違反規(guī)定者要求停止工作及截?cái)嗥鋯卧碾娏?yīng)。管理處不會對此行動所引致其它后果而負(fù)責(zé)。三、技術(shù)資料1.外墻裝飾鋁板玻璃幕墻。2.內(nèi)部裝飾正門大堂墻:進(jìn)口理石。地面:進(jìn)口理石。天花:輕鋼龍骨石

38、防報(bào)警系統(tǒng),中央控制室全天24小時監(jiān)控。12.公共天線系統(tǒng)市內(nèi)有線電視。13.公共廣播系統(tǒng)設(shè)置背景音樂,主機(jī)為飛利浦sw30系統(tǒng)。14.單元內(nèi)報(bào)警按鈕系統(tǒng)根據(jù)需要用戶可自費(fèi)安裝該系統(tǒng)。四、附件內(nèi)容見附。附1:裝修協(xié)議書公司/用戶(以下簡稱乙方)對其購買或租賃的 號單元進(jìn)行裝修。對乙方提供的裝修圖紙,須經(jīng)物業(yè)管理處(以下簡稱甲方)查核。乙方對以下事須予以確認(rèn):一、新增大型設(shè)備由乙方自行負(fù)荷計(jì)算,并出具書面計(jì)算書給甲方,乙方須保證按甲方提供的負(fù)荷數(shù)據(jù)進(jìn)行施工。二、禁止對單元內(nèi)結(jié)構(gòu)墻進(jìn)行拆卸及穿洞等工程。甲方簽署: 乙方簽署:日 期: 日 期:附2:安全協(xié)議書 物業(yè)管理處(簡稱甲方)與 公司/用戶指
39、定聘用的裝修承造商 (簡稱乙方),對其租售的 棟 單元就裝修改建問題達(dá)成以下安全協(xié)議:一、乙方施工人員名單應(yīng)送甲方工程管理部和安全管理部備案,甲方根據(jù)乙方提供的名單核發(fā)施工出入證。所有施工人員,裝修、裝飾材料應(yīng)從指定貨運(yùn)電梯進(jìn)出,乙方施工人員一律禁止到其它樓層亂走。二、乙方所有裝飾、裝修材料必須符合防火要求。三、乙方于施工現(xiàn)場需配備足夠滅火器及臨時排風(fēng)設(shè)施,外墻玻璃窗未經(jīng)甲方同意不得開啟,施工照明禁止使用碘鎢燈,每具照明燈具不得大于60w,并需安放遠(yuǎn)離易燃物品的地方。施工場所嚴(yán)禁吸煙。四、乙方在施工中如需要使用明火(如電焊、氣割等)時,須事先以書面形式向甲方工程管理部、安全管理部辦理申請手續(xù),
40、經(jīng)雙方簽證,落實(shí)監(jiān)護(hù)人及施工措施后方可施工。五、新設(shè)大型設(shè)備須進(jìn)行結(jié)構(gòu)負(fù)荷計(jì)算,并需提交于甲方審核同意,認(rèn)為符合安全要求后方可施工。六、乙方在電氣施工中必須由合格的電工安裝,施工必須符合甲方以下規(guī)定,所有電器線路必須穿金屬管保護(hù),穿管應(yīng)到位,接地、接零要分開,線路絕緣必須大于1000,電線必須使用消防認(rèn)可的合格電線,線徑不小于2.5mm2,地面安裝的電器應(yīng)使用有防水插座。七、從施工現(xiàn)場運(yùn)出大廈的工具和其它物品應(yīng)由乙方開具出門證明。到管理處安全管理部開具放行條方可出門。甲方簽署: 乙方簽署:日 期: 日 期:附3:二次裝修流程圖注釋:1.用戶在室內(nèi)裝修前,須向管理處提出申請及提交有關(guān)圖則。2.獲
41、得上述部門蓋章及批閱后須拿取有關(guān)證明到管理處交付以下款項(xiàng):(1)裝修押金。(2)裝修管理費(fèi)。(3)工人出入證押金。(4)二張二寸相片。(5)身份證復(fù)印件。(6)工人出入證工本費(fèi)。(7)購置滅火器費(fèi)用(如需要管理處代為購買)。3.一切文件及款項(xiàng)繳交及審批后,管理處會發(fā)放裝修許可證工人出入證。4.施工期間,由物業(yè)管理部/工程管理部共同監(jiān)督及檢查整個工程;另用戶需向管理處遞交以下申請表:貨物出入放行申請表、大件貨物出入放行/使用電梯申請表、裝修期間加班申請表。5.施工完畢,裝修單位申報(bào)完工:(1)物業(yè)管理部/工程管理部進(jìn)行驗(yàn)收/填寫驗(yàn)收表。(2)施工單位提交竣工圖。6.財(cái)務(wù)管理部:(1)退回工人出入
42、證押金(待施工單位交回許可證及出入證)。(2)退回裝修押金(視施工情況及是否損壞公共設(shè)施及地方)。裝修人員管理為確保住宅小區(qū)業(yè)戶的根本利益,并對小區(qū)裝修施工隊(duì)進(jìn)行有序管理,根據(jù)市住宅裝修管理規(guī)定和小區(qū)裝修管理規(guī)定內(nèi)容,特制定本標(biāo)準(zhǔn)。一、任何施工隊(duì)進(jìn)入本小區(qū)施工,都要接受資質(zhì)審查,并提供:1.市室內(nèi)裝飾企業(yè)營業(yè)執(zhí)照。2.市建設(shè)局發(fā)執(zhí)業(yè)許可證。3.市裝修企業(yè)資質(zhì)等級證書。4.法人企業(yè)技術(shù)狀況情況表。同時,要接受管理處對其進(jìn)行的小區(qū)裝修基本要求、行為規(guī)范、注意事項(xiàng)和違規(guī)處罰等方面的培訓(xùn)和管理。二、本小區(qū)內(nèi)裝修隊(duì)實(shí)行憑裝修施工許可證進(jìn)場和施工人員憑出入證進(jìn)出制度。各施工隊(duì)還必須加強(qiáng)內(nèi)部管理,不得使用“
