LeaseAgreement

ThisLeaseAgreement(the"Agreement")ismadeandenteredintothis__________dayof__________,20__________,byandbetween__________("Landlord"),withanaddressat__________,and__________("Tenant"),withanaddressat__________.

WHEREAS,theLandlordistheownerofthepropertylocatedat__________(the"Premises"),anddesirestoleasethePremisestotheTenantforresidentialpurposes;and

WHEREAS,theTenantdesirestoleasethePremisesfromtheLandlordforresidentialpurposesuponthetermsandconditionssetforthinthisAgreement.

NOW,THEREFORE,inconsiderationofthemutualcovenantsandagreementscontainedinthisAgreement,thepartiesheretoagreeasfollows:

Article1:LeaseTerm

1.1ThetermofthisLease(the"Term")shallcommenceonthe__________dayof__________,20__________,andshallcontinueforaperiodof__________months(the"InitialTerm"),unlesssoonerterminatedasprovidedinthisAgreement.

1.2AttheexpirationoftheInitialTerm,thisLeaseshallautomaticallyrenewforadditionalperiodsof__________monthseach(eacha"RenewalTerm"),unlesseitherpartygiveswrittennoticeofitsintentionnottorenewatleast__________dayspriortotheexpirationofthethen-currentterm.

Article2:Rent

2.2TheRentshallbepaidtotheLandlordat__________orasotherwisedirectedbytheLandlord.

Article3:SecurityDeposit

3.2TheSecurityDepositshallbeheldbytheLandlordassecurityfortheperformancebytheTenantofalltheterms,covenants,andconditionsofthisAgreement.

3.3TheSecurityDeposit,orthebalancethereofafterdeductinganyamountsowedbytheTenanttotheLandlord,shallbereturnedtotheTenantwithin__________daysaftertheterminationofthisAgreement,providedthatthePremisesarevacatedand經(jīng)紀inthesameconditionasatthecommencementoftheTerm,ordinarywearandtearexcepted.

Article4:UseofPremises

4.1TheTenantshallusethePremisesonlyforresidentialpurposesandshallnotusethePremisesforanyillegalpurposeorinanymannerthatviolatesanylaw,ordinance,orregulation.

4.2TheTenantshallnotassignthisLeaseorsubletthePremiseswithoutthepriorwrittenconsentoftheLandlord.

Article5:MaintenanceandRepair

5.1TheLandlordshallmaintainthePremisesingoodrepair,reasonablewearandtearexcepted.

5.2TheTenantshallpromptlynotifytheLandlordofanyneedforrepairsduetotheLandlord'snegligenceortheconditionofthePremises.

5.3TheTenantshallberesponsibleforthecostofallrepairsnecessitatedbytheTenant'smisuseornegligence.

Article6:UtilitiesandServices

6.1TheTenantshallberesponsibleforallutilitiesandservicesusedinconnectionwiththePremises,includingbutnotlimitedtoelectricity,gas,water,andgarbagecollection.

6.2TheLandlordshallberesponsibleforthecostofanyutilitiesandservicesthatarenottheresponsibilityoftheTenantunderthisAgreement.

Article7:Insurance

7.1TheLandlordshallmaintaininsurancecoverageonthePremisesinanamountnotlessthan$__________,coveringfire,extendedcoverage,andsuchotherrisksasarecustomaryforsimilarproperties.

7.2TheTenantshallmaintainrenter'sinsurancecoveringpersonalpropertyandliability,withcoveragelimitsnotlessthan$__________.

Article8:DefaultandTermination

8.1IftheTenantfailstopayRentwhendue,theLandlordmay,inadditiontoallotherremedies,declaretheentireRentfortheTermdueandpayableandmayterminatethisAgreement.

8.2EitherpartymayterminatethisAgreementiftheotherpartymateriallybreachesanytermhereofandfailstocuresuchbreachwithin__________daysafterwrittennoticethereof.

Article9:Holdover

9.1IftheTenantremainsinpossessionofthePremisesaftertheexpirationorterminationofthisAgreementwithouttheLandlord'sconsent,theTenantshallbeliablefordamagesequalto__________timesthemonthlyRentforeachmonthorportionthereofthattheTen
