2.LeaseTerm

3.Rent

5.UseoftheProperty
TheTenantshallusethePropertysolelyforresidentialpurposesandshallnotusethePropertyforanyillegalactivitiesorpurposesthatmaycausedamagetothePropertyoranyneighboringproperties.
6.MaintenanceandRepairs
TheTenantshallmaintainthePropertyingoodconditionduringtheLeaseTermandshallpromptlyreportanynecessaryrepairstotheLandlord.TheLandlordshallrepairanymajordefectsinthePropertycausedbynormalwearandtear,subjecttotheprovisionsofthisAgreement.
7.TerminationoftheLease
TheTenantmayterminatethisAgreementbyprovidingtheLandlordwithawrittennoticeofterminationatleast__________dayspriortotheterminationdate.TheLandlordmayterminatethisAgreementbyprovidingtheTenantwithawrittennoticeofterminationatleast__________dayspriortotheterminationdate.
8.GoverningLaw
ThisAgreementshallbegovernedbyandconstruedinaccordancewiththelawsoftheStateof__________.
9.EntireAgreement
ThisAgreementconstitutestheentireagreementbetweentheLandlordandTenantregardingtheleaseofthePropertyandsupersedesallprioragreements,negotiations,andunderstandings,whetherwrittenororal.

2.Landlord'sRightsandObligations
2.1.TheLandlordhastherighttoreceivetheRentfromtheTenantinaccordancewiththetermsofthisAgreement.
2.2.TheLandlordhastherighttoinspectthePropertyperiodicallytoensurecompliancewiththetermsofthisAgreement.
2.3.TheLandlordisresponsibleformaintainingthePropertyingoodconditionandrepairinganymajordefectscausedbynormalwearandtear.
2.4.TheLandlordisresponsibleformanagingtheProperty,includinghiringandsupervisingtheThirdParty.
3.Tenant'sRightsandObligations
3.1.TheTenanthastherighttooccupyandusethePropertyinaccordancewiththetermsofthisAgreement.
3.2.TheTenanthastherighttorequestrepairstothePropertywithinareasonabletimeframe.
3.3.TheTenantisresponsibleforpayingtheRentontimeandmaintainingthePropertyinacleanandsafecondition.
4.ThirdParty'sRightsandObligations
4.1.TheThirdPartyhastherighttoreceivecompensationfortheirservicesfromtheLandlord.
4.2.TheThirdPartyhastherighttoenforcethetermsofthisAgreementonbehalfoftheLandlord.
4.3.TheThirdPartyisresponsibleforoverseeingtheProperty'smaintenanceandensuringcompliancewiththetermsofthisAgreement.
4.4.TheThirdPartyisresponsibleforresolvinganydisputesbetweentheLandlordandtheTenantregardingtheProperty.
5.Tenant's違約及限制條款
5.1.IftheTenantfailstopaytheRentontime,theLandlordshallhavetherighttochargealatefeeof__________%oftheRent.
5.2.TheTenantshallnotsubletthePropertywithouttheLandlord'spriorwrittenconsent.

6.3.TheLandlordhastherighttoretaintheSecurityDepositiftheTenantbreachesanyofthetermsandconditionsofthisAgreement.
6.4.TheLandlordhastherighttoclaimdamagesfromtheTenantforanylossordamagecausedtotheProperty.
7.PurposeandSignificanceofThirdParty'sInvolvement
TheinvolvementoftheThirdPartyinthisAgreementservesthefollowingpurposesandsignificances:
-ToensurethePropertyiswell-maintainedandincompliancewiththetermsofthisAgreement.
-ToprovideadirectpointofcontactfortheTenantincaseofanyissuesordisputes.
-TofacilitatetheefficientmanagementofthePropertybytheLandlord.
8.PurposeandSignificanceofAParty'sDominance
TheLandlord'sdominanceinthisAgreementisdrivenbythefollowingpurposesandsignificances:
-ToprotecttheLandlord'sinvestmentintheProperty.
-ToensuretheTenantcomplieswiththetermsofthisAgreementandmaintainsthePropertyingoodcondition.
-ToprovidetheLandlordwiththenecessarytoolsandresourcestoenforcethetermsofthisAgreementandprotecttheirinterests.

4.Landlord'sRightsandObligations
4.1.TheLandlordhastherighttoreceivetheRentdirectlyfromtheTenantorthroughthePropertyManager.
4.2.TheLandlordhastherighttoinspectthePropertyperiodicallytoensureitisbeingmaintainedaspertheTenant'sstandards.
4.3.TheLandlordisresponsibleforaddressinganymajorstructuralissueswiththeProperty.

5.Tenant'sRightsandInterests
5.1.TheTenanthastherighttorequestarefundofthemanagementfeesifthePropertyManagerfailstoprovidetheagreed-uponservices.
5.2.TheTenanthastherighttochangethePropertyManageratanytime,subjecttoareasonablenoticeperiodandanyapplicablefees.
5.3.TheTenanthastherighttoreceiveawrittenstatementofaccountfromthePropertyManagerdetailingallexpensesandincomerelatedtotheProperty.
5.4.TheTenanthastherighttodisputeanychargesmadebythePropertyManager,andthePropertyManagershallprovideevidenceofthecharges.
6.Landlord's違約及限制條款
6.1.IftheLandlordfailstoprovidethePropertywithnecessaryrepairswithinareasonabletimeframe,theTenantmayarrangefortheworktobedoneandseekreimbursementfromtheLandlord.
6.2.TheLandlordisprohibitedfrommakinganychangestothePropertywithouttheTenant'sconsent.
6.3.TheLandlordshallnotterminatethisAgreementwithoutprovidingtheTenantwithawrittennoticeandanopportunitytoaddressanyissues.
6.4.TheLandlordisliableforanybreachofthisAgreementthatcausestheTenantfinanciallossorinconvenience.
7.PurposeandSignificanceofTenant'sDominance
TheTenant'sdominanceinthisAgreementisdrivenbythef
