1.Introduction

1.1ThisAgreementgovernsthelease("Lease")oftheapartmentlocatedat[ApartmentAddress]("Apartment")betweentheLandlordandtheTenant.

1.2TheTenantagreestoleasetheApartmentfromtheLandlord,andtheLandlordagreestoleasetheApartmenttotheTenant,subjecttothetermsandconditionssetforthherein.

2.Term

2.1ThetermofthisAgreementshallcommenceon[StartDate]andshallcontinueforaperiodof[LeaseTerm]years,unlessterminatedearlierinaccordancewiththeprovisionsofthisAgreement.

2.2Upontheexpirationoftheinitialleaseterm,thisAgreementshallautomaticallyrenewforsuccessiveone-yearterms,unlesseitherpartyprovideswrittennoticeofterminationatleast[NoticePeriod]dayspriortotheexpirationofthethen-currentterm.

3.Rent

3.1TheTenantshallpaytheLandlordamonthlyrentof[MonthlyRent]("Rent")fortheuseandoccupancyoftheApartmentduringthetermofthisAgreement.

3.2Rentshallbepayableinadvanceonthefirstdayofeachmonth.Ifrentisnotpaidbytheduedate,theTenantshallbeliableforalatefeeof[LateFeePercentage]ofthemonthlyrent.

4.SecurityDeposit

4.1TheTenantshallpaytotheLandlordasecuritydepositof[SecurityDepositAmount]("SecurityDeposit")uponexecutionofthisAgreement.

4.2TheSecurityDepositshallbeheldbytheLandlordassecurityfortheTenant'sperformanceofitsobligationsunderthisAgreement.UponterminationofthisAgreement,theLandlordshallreturntheSecurityDeposittotheTenant,lessanydeductionsfordamageorunpaidrent.

5.UseofProperty

5.1TheTenantshallusetheApartmentsolelyforresidentialpurposesandshallnotuseorpermittheuseoftheApartmentforanyillegalorimproperpurpose.

5.2TheTenantshallnotmakeanyalterationsormodificationstotheApartmentwithoutthepriorwrittenconsentoftheLandlord.

6.MaintenanceandRepairs

6.1TheTenantshallmaintaintheApartmentingoodrepair,excludingnormalwearandtear.

6.2TheTenantshallpromptlyreportanynecessaryrepairsormaintenanceissuestotheLandlord.

6.3TheLandlordshallrepairorreplaceanyequipmentorappliancesthataredefectiveorinneedofrepair.

7.Insurance

7.1TheTenantshallmaintainliabilityinsuranceinanamountofatleast[InsuranceAmount]duringthetermofthisAgreement.

7.2TheTenantshallprovidetheLandlordwithproofofinsurancecoverageuponexecutionofthisAgreement.

8.Termination

8.1ThisAgreementmaybeterminatedbyeitherpartyupontheoccurrenceofanyofthefollowingevents:

(a)DefaultbytheTenantinthepaymentofRentorperformanceofanyotherobligationsunderthisAgreement;

(b)TheTenant'sbreachofanytermorconditionofthisAgreement;

(c)TheLandlord'sdeterminationthattheTenantisusingtheApartmentforanyillegalorimproperpurpose;

(d)TheTenant'sfailuretomaintaintheApartmentingoodrepair.

8.2UponterminationofthisAgreement,theTenantshallvacatetheApartmentandreturnthekeystotheLandlord.

9.GoverningLaw

9.1ThisAgreementshallbegovernedbyandconstruedinaccordancewiththelawsof[Jurisdiction].

10.Attachments

10.1ThefollowingdocumentsareherebyincorporatedintothisAgreementbyreference:

(a)AcopyoftheleaseholddeedfortheApartment;

(b)AnyapplicablelocallawsandregulationsregardingtheuseandoccupancyoftheApartment;
