5、。在這種背景下，傳統(tǒng)的人工管理，己經(jīng)不 再適宜。本系統(tǒng)用于房屋中介對信息的管理，以提高信息管理的效率，減輕管理 人員的勞動力度，使得管理步驟更加簡化。房屋中介行業(yè)是房地產(chǎn)業(yè)的重耍組成部分，其在房地產(chǎn)業(yè)經(jīng)濟運行的全過 程之中起著重要的作用，為房地產(chǎn)業(yè)的生產(chǎn)、流通和消費提供了多元化的中介服 務。房地產(chǎn)中介具有很強的靈活性。房地產(chǎn)中介機構以傭金為主要收入來源。 國外及港臺房地產(chǎn)中介服務具有悠久的發(fā)展歷史，具有一套較為完善的獨立法規(guī) 體系，包括市場準入法規(guī)、執(zhí)業(yè)人員職業(yè)道徳法規(guī)以及執(zhí)業(yè)質量控制標準等。法 國房屋中介業(yè)歷史悠久，形成了一套完善的法律和管理辦法，實行從幫助尋找客 戶到簽約、管理等“一條龍”

6、服務。有實力的房屋中介公司業(yè)務范圍更廣，不僅 從事單元房、宅院、商業(yè)用房、車庫和倉庫等租賃或買賣，還與合伙人共同參與 房屋建設，成為房屋的共同物主。隨著互聯(lián)網(wǎng)的廣泛應用，法國的房屋中介公司 大都設有網(wǎng)站，從公司誠信為客戶服務、幫你解除煩惱的承諾到各種房屋租賃、 買賣業(yè)務的經(jīng)營項目，一應俱全。而在中國古代和近代市場中為房屋買賣雙方介 紹交易、評定房地產(chǎn)商品質量、價格的居間行商稱之為宅行。宅行是中國房地產(chǎn) 中介機構的前身，現(xiàn)稱房屋中介。房屋中介機構往往有大量的信息需要處理，傳 統(tǒng)的手工登記的方式對于處理大量信息而言不僅效率低下，而其極易發(fā)生信息的 記錄錯誤，甚至發(fā)生信息丟失的情況。而計算機技術的發(fā)

7、展為解決這一問題提供 了良好的途徑。傳統(tǒng)的以手工登記為主的房屋中介公司往往有成堆的文件需要人工去處理， 對于房屋信息的記錄，更新，查詢都非常緩慢，而且容易岀錯，信息管理效率低 下，無法保證高質量的信息服務，難于快速到滿足客戶的需求，其在無形中就耗 費了更多的時間，人力，物力，增加了房屋中介公司的運營成本。所以開發(fā)房屋 中介管理系統(tǒng)對于房屋中介的管理人員，以及客戶來說都具有些意義。該系統(tǒng)方 便房屋中介機構對房屋信息的記錄，更新，查詢，利于其信息管理，對于客戶提 出的要求能夠及時滿足，提高了中介機構的工作效率。第二章數(shù)據(jù)庫設計2.1數(shù)據(jù)庫概念設計通過對整個系統(tǒng)的分析，可以列出以下整個系統(tǒng)所需要數(shù)據(jù)
