2、道4#-1 7C177平方米?,F(xiàn)甲方愿意出租及乙方愿意承租位于中國北京市 之物業(yè)及其設(shè)施作居住用途,面積約Party A shall let and Party B shall take the Premises and its facilities situated in ParkAvenue4#-1 7C(Buildi ng) Chaoyang(District),Beiji ng,P.R Chi na with an areaof about 177square meters forresidentialuse in clean and tenan table con diti on.4
3、租賃期:The Term:4.1租賃期為 24 個(gè)月,自 2009年_6_月_J2_日起至2011年_6_月日止。Period of mon ths, comme ncing on June 12 .2009 and expiri ngon June 11,2011.4.2租賃期滿,甲方有權(quán)收回全部出租房屋及其設(shè)施,乙方應(yīng)如期交還,乙方要求續(xù)租,須 在本合同期滿前一個(gè)月向甲方提出申請(qǐng),并有優(yōu)先租賃權(quán)。Upon expiration. 4、tur n the Premises on or before the expire date Party B can apply for tenancy ren ewal by givi ng mon th adva nee writte n no tice to Party A.5租金:Rent:5.1租金每月為 美元/ 13500 人民幣。The mon th ren tal is US$/RMB 13500.5.2房租支付方式為月付,應(yīng)于每付款月前五天支付當(dāng)月租金,如乙方過期未付,須按日加租金0 .5%滯納金,超過十五天未付視作自動(dòng)退租并按本合同書條款規(guī)定辦理Ren tal payme

6、term in at ing the tenancy automatically and party A is en titled to claim1 / 6for the liquidated damages pursua nt to coarse 9.2 harem contained.5.3在合同有效期內(nèi),租金不予調(diào)整。In the period the Tenancy Agreeme nt, the rent will not be cha nged.6. 押金:Deposit:6.1在本合同簽訂之日起,乙方應(yīng)向甲方繳付貳個(gè) 月租金押金共計(jì) 美元/ 27000人民幣,本合同期滿乙方如不
7、再續(xù)租,甲方應(yīng)將押金全部退還。Party B shall in the day after the signing of this tenancy have paid to party A in the amount of US$ 27000RMB as security deposit, upon expiration of the tenancy Party A shall Refund the total security deposit.6.2乙方如在租賃期內(nèi)終止租約,押金不予退還。If Party B termi nates the tenancy, security deposit
8、 will be forfeited.7. 其它費(fèi)用:Other Charges:7.1乙方在租賃期內(nèi)所用水、電、煤氣按單繳付。During the term of the tenancy, party B shall pay for water, electricity and gas charges of the Premises and party B must settle the bill accord in gly.7.2乙方所用電話按電訊局收費(fèi)標(biāo)準(zhǔn),并按單繳付。Party B shall pay for telepho ne charge in accorda nee with
9、the payme nt scale as stipulated by the Teleph one Bureau And party B must settle the bill accord in gly.7.3物業(yè)費(fèi)由甲方支付。Party APays for the man ageme nt fee.8. 出租人責(zé)任:Land lord ' s Responsibtiies:8.1租賃期內(nèi)甲方不得無故收回房屋,如甲方中途要求收回房屋,乙方可以拒絕,協(xié)商不成,甲方應(yīng)有所賠附并退還押金。During the continuous of the tenancy, party A sha
10、ll not take possession of the premises without any reas on. If party A requests to take possessi on of the premises. Party B shall refuse for such request.8.2租賃房屋內(nèi)各項(xiàng)設(shè)施如上下水,暖氣等設(shè)施損壞,甲方有義務(wù)與該物業(yè)管理部門聯(lián)系,進(jìn)行維修及處理。If there is any damage of the com mon facilities in the leased property, party A should con trac
11、t with the man ageme nt departme nt and deal with them in time.9. 租賃人的責(zé)任:Tenant ' s Responsibilities:9 .1租賃期內(nèi)未經(jīng)甲方同意,乙方不能轉(zhuǎn)讓其所租房屋,私自轉(zhuǎn)讓無效。Party B shall have no right to suds-let or let in part of in full of the premises to a third party without the consent of party A.9.2乙方應(yīng)愛護(hù)房屋及其設(shè)施,如因使用不當(dāng)導(dǎo)致?lián)p壞應(yīng)負(fù)責(zé)賠償。
12、Party B shall keep all the in terior the premises in good con diti on in the event of any damage of the fixture, facilities, furn iture caused by party B party B shall reimburse to party B ,party B shallreimburse to party A all repairi ng costs and expe nses in cused.9.3乙方不得使用甲方提供的房屋進(jìn)行違法活動(dòng),儲(chǔ)藏違法物品或危險(xiǎn)
13、物品。Party B can ' do any illegal activity in the leased property by party A and any illegal or dan gerous Articles is forbidde n.9.4在房?jī)?nèi)有的裝飾和設(shè)施之外,乙方如要增加設(shè)備或其它裝修需征得甲方同意,租賃期滿 必須恢復(fù)原狀,并承擔(dān)其費(fèi)用,經(jīng)甲方驗(yàn)收認(rèn)可后還甲方。Party B must have the consent of party A before making any alteration of the interior or facilities
14、of the premises party B shall have to return the premises to party A in its original con diti on upon expirati on of the tenancy.10. 爭(zhēng)議的解決:Arbitration:凡執(zhí)行本合同或本合同有關(guān)大爭(zhēng)議,由雙方友好協(xié)商解決,協(xié)商不成,提請(qǐng)北京仲裁委員會(huì)協(xié)調(diào),如乙方對(duì)仲裁結(jié)果不滿,可尋求其他法律形式解決。Both parties shall settle any dispute in a frien dly manner and in good faith. 15、o agreeme nt can be made, either party shall submit the case to the related econo mic con tract Arbitrated Bureau of China for arbitrati on.11. 其他:Other:11.1本合同如有未盡事宜,由甲、乙雙方商定另行補(bǔ)充。 本合同及一切補(bǔ)充均作為本合同組成部分,具有同等法律效力。Party A and party B can suppleme nt others if some clauses are exclusive in the Agreeme nt
