(2)監(jiān)督乙方對(duì)公用設(shè)施專用基金的合理使用,并按公用設(shè)施專用基金管理辦法撥付給乙方。

(7)對(duì)乙方的管理實(shí)施監(jiān)督檢查,每半年一次考核評(píng)定,如因乙方完不成第六條規(guī)定的目標(biāo)和指標(biāo)或管理不善造成重大經(jīng)濟(jì)損失,有權(quán)終止合同;

(9)委托乙方對(duì)違反物業(yè)管理法規(guī)和規(guī)章制度以及業(yè)主公約的行為進(jìn)行處理:包括予以罰款、責(zé)令停工、責(zé)令賠償經(jīng)濟(jì)損失,以停水、停電等措施對(duì)無(wú)故不繳有關(guān)費(fèi)用或拒不改正違章行業(yè)責(zé)任人進(jìn)行催交、催改;&j9H#C2X7~2X3F

(10)協(xié)助乙方做好宣傳教育、文化活動(dòng),協(xié)調(diào)乙方與行政管理部門、業(yè)主間的關(guān)系;

(1)根據(jù)有關(guān)法律、法規(guī),結(jié)合實(shí)際情況,制訂本住宅區(qū)物業(yè)管理的各項(xiàng)規(guī)章制度;

(3)根據(jù)住宅區(qū)內(nèi)大、中修的需要制訂維修方案,報(bào)甲方審議通過(guò)后,從公用設(shè)施專用基金中領(lǐng)取所需的維修經(jīng)費(fèi);,s"C.s0};o'|

(4)接受甲方對(duì)經(jīng)營(yíng)管理過(guò)程中財(cái)務(wù)帳目的監(jiān)督并報(bào)告工作,每月向甲方和住宅區(qū)管理部門報(bào)送一次財(cái)務(wù)報(bào)表,每三個(gè)月向全體業(yè)主張榜公布一次管理費(fèi)收支帳目;
(4)acceptsthefirstpartythefinancialaccountssurveillanceandreportstheworktothemanagementandoperationprocess,everymonthsendsafinancialreportingtothefirstpartyandtheresidentialdistrictControlsection,everythreemonthspostatimemanagementfeerevenueandexpenditureaccounttoallowner;
(5)對(duì)住宅區(qū)的公用設(shè)施不得擅自占用和改變其使用功能,乙方如在住宅區(qū)內(nèi)改擴(kuò)建完善配套項(xiàng)目,須報(bào)甲方和有關(guān)部門批準(zhǔn)后方可實(shí)施;#{2j#m(h6t(x.J

(6)乙方須本著高效、精干的原則在本住宅區(qū)設(shè)置管理機(jī)構(gòu)和人員;1z%y+_9D&d-i/M

(7)建立本住宅區(qū)物業(yè)管理檔案并負(fù)責(zé)及時(shí)記載有關(guān)變更情況;
(7)establishesthisresidentialdistrictestatemanagementfileandisresponsibletorecordtherelatedchangesituationpromptly;
(8)負(fù)責(zé)測(cè)算住宅區(qū)管理服務(wù)費(fèi)收費(fèi)標(biāo)準(zhǔn)并向甲方提供測(cè)算標(biāo)準(zhǔn)與依據(jù),嚴(yán)格按照甲方審議通過(guò)的收費(fèi)標(biāo)準(zhǔn)收取,不得擅自加價(jià);
(8)isresponsibletosurveytheresidentialdistrictmanagementservicefeechargingcriterionandtoprovidethereckoningstandardandthebasistothefirstparty,strictlyconsidersaccordingtothefirstpartythroughchargingcriterioncollection,donotincreasepricearbitrarily;
(9)有權(quán)依照甲方委托和業(yè)主公約的規(guī)定對(duì)物業(yè)主公約和物業(yè)管理規(guī)章制度進(jìn)行處理;4^6^%X9Y-V

(12)有權(quán)選聘專營(yíng)公司承擔(dān)住宅區(qū)物業(yè)管理的專項(xiàng)業(yè)務(wù)并支付費(fèi)用,但不得將住宅區(qū)物業(yè)管理的整體責(zé)任及利益轉(zhuǎn)讓給其他人或單位。

1.各項(xiàng)管理指標(biāo)執(zhí)行物業(yè)行政主管部門規(guī)定的各項(xiàng)標(biāo)準(zhǔn),要求住宅區(qū)在乙方接管后___年內(nèi)達(dá)到___標(biāo)準(zhǔn)。-v9m#K0g;p3a3l9F

1.在各項(xiàng)管理目標(biāo)、經(jīng)濟(jì)指標(biāo)全面完成的前提下,管理費(fèi)如有節(jié)余,甲方按節(jié)余額_____%獎(jiǎng)勵(lì)乙方。

3.如果甲方不完成應(yīng)負(fù)的合同責(zé)任,由此而影響乙方的承包管理目標(biāo)和經(jīng)濟(jì)指標(biāo),或給乙方造成直接經(jīng)濟(jì)損失,甲方應(yīng)當(dāng)給予補(bǔ)償或承擔(dān)相應(yīng)責(zé)任。

4.如果乙方?jīng)]有完成合同責(zé)任或管理目標(biāo)和經(jīng)濟(jì)指標(biāo),甲方應(yīng)當(dāng)責(zé)成乙方限期改正,情節(jié)嚴(yán)重的處以人民幣_____至_____元的罰款,直至終止合同,經(jīng)濟(jì)損失由乙方承擔(dān)。

5.由乙方管理不善或重大失誤,造成住戶經(jīng)濟(jì)損失或生活嚴(yán)重不便的,應(yīng)當(dāng)賠償甲方或業(yè)主及使用人的經(jīng)濟(jì)損失。

1.經(jīng)雙方協(xié)商一致,可對(duì)本合同條款進(jìn)行修訂更改或補(bǔ)充,以書(shū)面合同為準(zhǔn)。
1.topassthroughbothsidestoconsultunanimously,maycarryontherevisionchangeorthesupplementtothiscontractterms,takethewrittencontractasthestandard.
