Therefore,modernprojectmanagementmodeof“Makedetailedplanningcomprehensively,accordingtoplanstrictly,feedbackandupdatetimely,trackandcontrastclosely”can’tcarryoutonlythroughmanuallab,onlyusingcomputerbusinessmanagementsystemandsimplecomputernetworkmanagepatternalsocan’tmeettheactualmanagedemand.Onthisbasis,wethinkthatmodernconstructionprojectmanagemententerprisetorealizemodernmanagementmodelneedshiftingtointellectivemanagemententerprise,establishingthetheoryandpracticeframeworkofenterpriseknowledgemanagementcombinedwithcomputer,knowledgewillbecometheswordofmanagement.

Sincethereformandopening-up,thenumbersofChinaconstructionenterprisehaveincreasingrapidly,butfromtheactualsituationthereisagapbetweenChinaandinternationalinabilitytoconstructionprojectmanagement,whichaffectstheprojectmanagementlevelinChina.Andthequalityofprojectisanimportantindicatorofprojectmanagement,Therefore,reformingtraditionalprojectmanagementmodelandimprovethequalityofqualityhavebecameimportissueofconstructionenterprises.Theconstructionindustryisoneofbasicindustriesinourcountry,itsnormaloperationrelatedtothesustaineddevelopmentofthenationaleconomydirectly.Inrecentyears,withthedevelopmentofmarketeconomyhavebeenestablished

andperfectedgraduallyinChina,theconstructionindustryhasgotanunprecedentedimprovement.Meanwhile,therapiddevelopmenthasexposedmanyproblems,theconstructionprojectquality,especiallytheresidentialconstructionquality,hasbecamethefocusofattention.Engineeringprojectsasconstructionprojectproductsinvestsandconsumesmuchmanuallab,materialandenergy,constructionprojectqualityrelatedtoengineeringapplicabilityandsafetiesoflivesandpropertyofpeople.Ontheotherhand,it’srelatedtothesurvivalofenterprises,sothequalitymanagementonthetoppositionisimperative.

Constructionprojectitemmanagementisaone-timecomprehensivemanagementandcontroltooptimizingthegoalwithtarget,goalandcontentbasedonspecificconstructionprojects.Itsconnotationis:fromtheprojectstarttofinish,reachingthegoalofquality,rateofprogress,costandsafetythroughtheprojectplanningandprojectcontrol.Inviewoftheconstructionprojectisdisposable,inordertosaveinvestment,achievethegoalofenergy-savingemissionandconstructiontarget,andbuildconstructionproductsinaccordancewiththerequirements,weconstructionpersonnelmustbeawareoftheimportanceofprojectmanagementintheconstructionprocess,andpayattentiontoreinforcingthefollowingaspectsintheconstructionprojectmanagementinparticularcase.(I)Qualitymanagement

Qualityisthelifeofenterprisesandthefundamentalguaranteeforthedevelopmentofenterprises.Today,constructionmarketcompetitionhasmoreandmoreintense.Howtoimprovethequalityoftheconstructionmanagementlevelis

everyenterprisemanagersneedtothinkabout.(i)RegimeofqualitysupervisionThequalitymanagementoftheconstructionprojectcanbesummarizedbythefollowingwords:setgoalsandclearthelinesofresponsibility;assignandputitintoeffect,explainindetail;contraposingthedifficultyorganizesresearch;setanexampleandexploreexperiences;trackingcontrolandcontrolstrictly,doagoodjobofqualitycontrolandregularmonitorofthequalityofproducts.Establishingandimprovingthesystemofwholeprocessqualitymonitoring,interveningandcontrollingprojectqualitythroughscientificmethod,meansandcontrolmechanismtolettheprojectqualityalwaysinadynamicmanagement.

①Establishthesystemofqualityself-checking.Thequalityofprojectinvolvesallaspectsofsociety,andalsoreflectsthelevelofenterprisesmanagementsynthetically.Ingeneral,anyconstructionprojectshouldacceptsupervisionfromtheenterprisesitself.Enterprisesself-checkingrequireanyconstructioncompanyestablishaeffectivesystemofqualitysupervision,andthroughtherunofthissystemtoimprovequalitycontinuously.

②Qualitysupervisionbythethird-party.Itmeansenterprisesshould

acceptthesupervisionbyowner,andthetypeofsupervisionisthemostauthoritativenow.Thesetwotypesofqualitysupervisioninaboveworkclearly,communicatecloselyandcomposetothecompletesystemofcontrolconstructionprojectquality,sothatenterprisescanpromiseprojectqualityachievedesiredexpect.

(ii)Thesupervisionmethodsandmeans

Asanadministrativestaff,controllingthequalityofengineering

constructionisthemostimportantthinginlocalemanagement.Whetherthequalityofprojectisgoodorbaddependsonthemanagementlevelofinspectorandthesupervision.

①Thesitesupervisionineachprocessofconstructionoperationshould

foundtheproblemon-site,pointoutandcorrect,usethemethodsmeasurehonestlycombinedwithoveralllook-and-feel.

②Callallon-sitemanagementpersonneltogethertospecifythe

commonproblemintheconstructionprocess,haveain-depthknowledgetoconstructionworkers,andcorrectmistakestimely.

③Writethebookofqualitycontrolandguidancedocument.Forthosequalityproblemsmayoccurorhasoccurred,wemanagementpersonnelshoulddoanintroductionandcountermeasuresindetail,clearresponsibilityandclaimrelatedpersonnelcorrectontime.

(II)SchedulemanagementWhethertheprojectcanbedeliveredwithinagreedtimeframehaveadirectinfluenceonthedevelopmentofprojecteconomicandsocialeffectresultsbenefit.Thefactorofhuman,technology,material,equipment,machine,foundation,funds,climateandenvironmentallaffecttheprocessofprojectschedule.Inordertodoagoodschedulemanagementofproject,weneedsolvingthefollowingproblemsfocused.

①Establishthepatternandframeworkofprojectmanagement.Asuccessfulprojectmusthaveasuccessfulmanagementteamandastandardworkmode,operatingproceduresandbusinesssystem.

②Establishastrictcontractnetworksystem.Alargeprojectisa

communityconsistsofmanyconstructionworkers,soitneedsastrictcontractsystemtomobilizetheenthusiasmofallpeoplesothatcanavoidsabotageandwranglingeachother.

③Developapracticalprojectplanofthreegrades.Thisplanrequiresnotonlytheworkofconstructionorganization,butalsotheworkofowners,designcompanyandsupervisioncompany,what’smore,weshouldtakegovernmentwhichveryrelativetoconstructionintoconsideration.

④Determinethedesigncompany,signthedesigncontractandthe

checkandreviewofdesignqualityandspeed.Whethertheprojectconstructioncanbecarriedoutsmoothlydependsonthequalityofdesign.

⑤Thebidsandevaluationofconstructionorganization,thesignof

constructioncontract,includingthechoicebetweengeneralcontractorandsub-contractors,andsignthecontractofsupportofmaterialandequipment.

⑥Handlegovernmentformalitiesinearlierstageprojectplanand

arrangethemunicipalauxiliaryprojects.Sufficientcommunicationwithgovernmentandgoodrelationshiparepromisetosuccessfulproject.(III)Costcontrol

ThetypeofConstructionprojectcostisdividedintothebudget

cost,plancostandactualcost.Underthesituationofconstructioncostmeetscheduleandquality,throughthemethodsoforigination,economics,technologyandcontractstocontrolthecostintherangeofexpect.Totightentheprojectcostmanagement,wecanundertakeitinthefollowingaspects:

①Theenterprisesshouldformulatetheworkquota,andthosemoneyshoulduseaccordingtoengineeringquantities,andweshouldcalculatethetotalquantitiesofmanmade.Wecancontrolthemanmadecostaslongascontrolthemanmadequantitiessothatcontroltheprojectcost.

②Strengthenmaterialmanagement,establishthesystemoflimitsofmaterialrequisition,managethematerialoutofstoragestrictly,lumpsumtothosematerialcostmuchinsite.

③Improvetheutilizationrateofequipmentandmaterials.Checkon,

repairandmaintaintheconstructionmachineregularly,rentedequipmentandmaterialshouldreturntorentcompanyontimetospeeduptheconstructionperiodandreducetherentcost.

④Chooseacorrectconstructionschemeisthekeytoshortenthe

constructionperiod,improvequalityandreducethecost,intheprocessofconstruction,weshouldtryourbesttosearchnewtechniques,newtechnology,newmaterialstoreducecosts,improveefficiency.

⑤Bestrictinconstruction:constructioninlinewiththedrawingsandthestandard,bestrictinqualitytoensureprojectquality,reducethewasteoflaborandmaterialcausedbyrework.

⑥Streamlinethemanagementmechanism,reducethelevelofmanagementtosavetheconstructionmanagementfees.(IV)Securitymanagement

Safetyproductionmanagementofconstructionprojects–organizeallactivitiesofproductionsafety,throughthecontrolofproductionfactorstoreduceoreliminateunsafebehaviorandstate,doesnotcausetheaccident,soastothenormaloperationofconstructionproject.

①Adheretoprincipleofsecuritymanagement.Safetyandproductionaresynchronoussothatifcontroltheproductionsafetyalsoshouldbecontrolled,safetycontainintheproduction,what’smore,promoteandpromisetheproduction.Safeworkingiscommonthingofanyonerelativewithproductionratherthanonlyrelativewithminorityandsecuritymechanism,lackoffullparticipation,security

notobvious.

②Adheretocontroltheunsafebehaviorsofhumanandunsafestatesofthings.Fromtheanalysisofthecausesoftheaccident,wecangetthathuman,thingsandenvironmentisthefundamentalreasonofaccident.Fromthehumanandthingsmanagementsidestoanalyzeaccident,unsafehumanbehaviorsandunsafethi
