{企業(yè)管理制度}聯(lián)邦花苑裝修維修工程守則REALTYGARDENSRulesandRegulationsforRenovationWorkAllOwnerandResidentsintendtocarryoutrenovationworksintheirunitmustregisteratthemanagementofficeandsubmitachequepayableto“SavillsPropertyManagementLimited”intheamountofHK$20,000assecuritydepositfordamageswhichmightoccurtothecommonareasandfacilitiesorneighboringresidents.Thedepositwillberefundeduponrequestwithoutinterestuponcompletionofthedecorationworksandwithnodamagesdone.NoOwners,ResidentsorContractorsshallmakeorpermitanydisturbingnoises,ordo,orpermitanythingtobedoneinthebuildingorwiththeboundariesofthelotwhichwillinterferewiththerights,comfortsorconveniencesofotherresidents.RenovationWorkHours: MondaytoFriday 9:00a.m.to6:00p.m. Saturday 9:00a.m.to1:00p.m.NoisyworksareabsolutelynotallowedonSaturdaysRenovationworksincludingmovinginmaterialsandmovingoutdebrisarenotallowedonSaturdayafternoons,SundaysandPublicHolidays.Pleaseputupthe“ApprovalforDecorationWorks“outsidetheunitforSecuritychecking.Nobuildingmaterials,rubbish,fittings,toolsanddebrisetcwillbeallowedtobeplacedorleftinthecommonareas;otherwise,themanagementcompanyisoftherighttoemployacleaningcompanytoremoveallofthemanddeductthefeefromthedeposit.TheentrancedoorsoftheunitMUSTBECLOSEDtogetherwithadditionaldoorsealduringrenovationtoavoidthenoiseanddustaffectingotherunits.AllOwners,ResidentsandContractorsshouldtakecarenottodamagelifts,lobbiesandpublicareasduringthecourseoftransportationofmaterials,furnitureetc.Duringthedeliveryofdebrisand/ormaterials,workersshouldcoverthefloorbywooden/plasticboardinordertopreventdamages.Contractorsandworkersmustremovealldebrisleftbehindimmediatelyaftertransportation.Itisadvisedtoturnoffallwatervalvesbeforeleavingtherenovatingunit,andtoensurethatthereisnoinflammableliquidorothersubstancesthatmaycausefireleftintheunit.Page1of2Allrenovationworksmustproceedaccordingtotheoriginalbuildingplan,OwnersandResidentsmustsubmitsketchplanforanyalterationworkwhichisdifferentfromthebuildingplan,especiallythosemayaffectthestructureandtheexternalappearanceofthebuilding.ItistheownerliabilitytocheckandcomplywithalltheGovernmentStatutoryrequirement.Theapprovalherebygivendoesnot,inanyway,implytheIncorporatedOwners,and/ormanager’sendorsementofthespecificationsuponwhichtheproposalhasbeenbasednorguaranteetheperformanceunderallconditionsoftheerectionandmaterialsused.Thestafffromthemanagementofficehastherighttoconductregularinspectiontotherenovationflatwithintherenovationperiod.Condensingunitsofsplittypeairconditionersortheassociatedrefrigerationpipingandelectricalconduitsshouldnotbeinstalledontheexternaltileswallofthebuilding(including"U"shapedtiledwallsbetweentheblocks).Theseinstallationswillonlybeallowed:(i)intheuntiledlightwellsofkitchenprovidedtheyareinstalledusingnon-ferrous,stainlesssteelair-conditionerracksor(ii)withinbalconiesandwithoutunsightlypipingandconduitsalongtheexternaltiledwalls.Fortheinstallationofair-conditioner,supportingframeinthelightwell,pleaserefertoAppendix(1).AnydeviationshouldbeappliedtogetherwithdrawingtotheManagementOfficeforpriorapproval.Withexceptiontothewallofthelightwellprovidedinpara.9,noerectionorputtingupofanytemporaryorpermanentstructureorobjectsaffectingtheappearance/structureofthebuildingarepermittedontheexternalwall.Erectionofscaffoldingfortheinstallationofsplittypeairconditionerinthelightwellandforotherpurposes(suchasrepairstoorreplacementofwindow,etc.)canbeappliedtotheManagementOfficetogetherwithdrawingsfortheworksproposedtobecarriedoutontheexternalwalls.Theexternalwallmustbefullyreinstatedafterremovalofscaffolding.Twoworkingdaysinadvancenotificationisrequiredbeforeerectionandremovalofscaffolding.Incaseerectionofscaffoldingisrequired,pleasefillinandsubmitApplicationforErectionofScaffoldings.Forworksinstruction,pleaserefertoAppendix(2).AphotocopyofScaffoldingCheckingReport-Form5shouldbesubmittedtothemanagementofficepriortotheuseofthescaffolding.AllOwnersandResidentsoftherenovationunitshouldprovidevalidthirdpartyinsurancecertificatetotheManagementOfficebeforethecommencementofworks,andindemnifytheIncorporatedOwnersand/ormanagementcompanyforanyclaimsfordamagedandcostsduetotherenovationworksandtheirsubsequenteffects.Contractors/workersshoulddressproperlyandshouldnotsmokeincommonareas.Weagreeandaccepttheabovetermsandconditions:SignatureofOwner: 苑裝修/維修工程守則必須向管理處辦理登記及繳付及支付予“第一太平戴維斯物業(yè)管理有限公司”之港幣貳萬(wàn)元支票,作為可能導(dǎo)致公共地方及設(shè)施任何業(yè)主、住客或承建商均不得在該大廈或該地段範(fàn)圍內(nèi)發(fā)出或容許產(chǎn)生滋擾噪音或進(jìn)行,或容許進(jìn)行可能干涉其他住客權(quán)利、舒適或便利感的任何事情。裝修工程許可時(shí)間為: 星期一至星期五上午九時(shí)至下午六時(shí) 星期六上午九時(shí)至下午一時(shí) 星期六不準(zhǔn)進(jìn)行任何發(fā)出噪音之工作 星期六下午、星期日及公眾假期不準(zhǔn)進(jìn)行任何裝修工程,包括搬運(yùn)材料及廢料請(qǐng)將裝修許可證貼於單位外,以方便保安查閱。及加裝封口,以免聲浪、灰塵影響其他單位。所有業(yè)主、住客及承建商在搬運(yùn)材料、傢俱等物件時(shí),均須小心避免損壞升降機(jī)、大堂及公共地方。裝修工人於使用大廈大堂出入廢料或大件材料時(shí),必須自備木板/膠板將地面覆蓋,以防損毀地面表面,並即時(shí)清理搬運(yùn)時(shí)所遺留的泥頭及垃圾。險(xiǎn)的易燃液體或物品。頁(yè)一(共二頁(yè))聯(lián) 苑裝修/維修工程守則管理處職員有權(quán)於裝修期間進(jìn)入單位作定期檢查。分體式冷氣機(jī)之壓縮器及其冷氣機(jī)喉管不得安裝在有牆磚之大廈外牆上(包括座與座之間所組成之“U”型牆身).這類裝備只容許安裝在下列位置:(i)在廚房天井沒有牆磚之外牆位置,並使用不鏽鋼冷氣機(jī)架;(ii)在露臺(tái)內(nèi)但不能有礙眼之冷氣機(jī)喉管安裝在有牆磚之外牆上。有關(guān)冷氣機(jī)架安裝規(guī)格可參閱附件(一)。不得興建或裝上任何暫時(shí)或永久的結(jié)構(gòu)或物件於大廈外牆,以致影響大廈外觀及結(jié)構(gòu)安全。有關(guān)於天井安裝分體式冷氣機(jī)或其他工程(如維修或更換窗戶等)而搭建之棚架,可提供有關(guān)圖則向管理處申請(qǐng)。於搭建及拆除棚架後,必須將外牆還原。承辦商必須於搭棚及拆棚前2個(gè)工作天向管理處作出申請(qǐng)。若須搭棚,請(qǐng)?zhí)钔准敖换卮钆锷暾?qǐng)表。搭棚詳情請(qǐng)參閱附件(二)。在棚架使用前,必須將棚架檢查結(jié)果報(bào)告-表格五(棚紙)的副本交予管理處。予管理處。本人/等同意接受上述守則:業(yè)主簽署
