2.**Rent**
TheLesseeshallpaytheLessoramonthlyrentof[AmountofRent]permonth,payableinadvanceonthefirstdayofeachmonth,commencingonthe[StartDate].RentshallbecalculatedonacalendarmonthbasisandshallbesubjecttoadjustmentasprovidedforinSection4ofthisAgreement.
3.**UseofthePremises**
TheLesseeshallusethePremisessolelyfor[DescribedUseofthePremises]andshallnotusethePremisesforanyillegalpurposeorinanymannerthatwouldconstituteanuisancetotheLessorortoanyotherpersonorentity.
4.**MaintenanceandRepairs**
TheLessorshallmaintainthePremisesingoodrepair,exceptfornormalwearandtear.TheLesseeshallmaintaintheinteriorofthePremisesingoodconditionandshallpromptlyrepairanydamagecausedbytheLesseeortheLessee'semployeesoragents.
5.**SecurityDeposit**
UponexecutionofthisAgreement,theLesseeshallpaytotheLessorasecuritydepositintheamountof[AmountofSecurityDeposit].ThesecuritydepositshallbeheldbytheLessoruntiltheterminationofthisAgreementandshallbereturnedtotheLesseewithin[NumberofDays]daysfollowingtheterminationofthelease,lessanysumsduetotheLessor.
6.**Termination**
EitherpartymayterminatethisAgreementupon[NoticePeriod]days'writtennoticetotheotherparty.Intheeventoftermination,theLesseeshallpaytheLessoraprorataportionoftherentfortheremainingtermofthelease.
7.**AssignmentandSubletting**
TheLesseemaynotassignorsubletthePremiseswithoutthepriorwrittenconsentoftheLessor.
8.**Insurance**
TheLesseeshallmaintainatitsownexpenseallnecessaryinsurancecoverageforthePremises,includingbutnotlimitedtoliabilityinsurance,propertyinsurance,andworkers'compensationinsurance.
9.**GoverningLaw**
ThisAgreementshallbegovernedbyandconstruedinaccordancewiththelawsof[Jurisdiction].

TheLessorshallmaintainthePremisesingoodrepair,exceptfornormalwearandtear.TheLesseeshallmaintaintheinteriorofthePremisesingoodconditionandshallpromptlyrepairanydamagecausedbytheLesseeortheLessee'semployeesoragents.TheThirdPartyshallberesponsibleforcoordinatinganynecessaryrepairsandmaintenance.
5.**SecurityDeposit**

7.**PrincipalParties'RightsandInterests**
ThePrincipalPartiesshallhavetherightto:
-ApproveanysignificantchangestothePremisesortheleaseagreement.
-InspectthePremisesatreasonabletimestoensurecompliancewiththeleaseagreement.
-TerminatethisAgreementiftheThirdPartyfailstofulfillitsobligationsunderSection6.
-ReceivetimelyandaccuratereportsandupdatesfromtheThirdParty.
8.**PrincipalParties'Obligations**
ThePrincipalPartiesshall:
-PaytherentandanyothersumsdueunderthisAgreement.
-ComplywithalltermsandconditionsofthisAgreement.
-ProvidetheThirdPartywithanynecessaryinformationoraccesstothePremisestofulfillitsobligations.
9.**Lessee's違約andLimitations**
IftheLesseefailstopayrentorviolatesanyothertermofthisAgreement,theLessorshallhavetherightto:

11.**AssignmentandSubletting**
TheLesseemaynotassignorsubletthePremiseswithoutthepriorwrittenconsentoftheLessor.
12.**Insurance**
TheLesseeshallmaintainatitsownexpenseallnecessaryinsurancecoverageforthePremises,includingbutnotlimitedtoliabilityinsurance,propertyinsurance,andworkers'compensationinsurance.TheThirdPartyshallensurethatsuchinsuranceisinplaceandmaintained.
13.**GoverningLaw**
ThisAgreementshallbegovernedbyandconstruedinaccordancewiththelawsof[Jurisdiction].
14.**Confidentiality**

TheinclusionofaThirdPartyinthisAgreementservestoenhancetheoperationalefficiencyandexpertiseinmanagingthePremises.TheThirdParty'sroleistoensurethatthePremisesaremaintained,theleaseisadministeredeffectively,andalllegalandregulatoryrequirementsaremet.ThisinterventionaimstoalleviatethePrincipalPartiesoftheday-to-daymanagementresponsibilities,allowingthemtofocusontheircorebusinessactivities.
