57、的差異化。2.6 已進行的調(diào)查研究項目及成果某某地產(chǎn)顧問機構(gòu)于2005年11月受某某房產(chǎn)開發(fā)投資公司委托進行了xx市房地產(chǎn)市場調(diào)查和有針對性的家居建材市場調(diào)查。本次調(diào)研工作由某某地產(chǎn)顧問機構(gòu)項目調(diào)研小組全程操作完成。項目調(diào)研員在前期進行了系統(tǒng)的調(diào)研培訓(xùn)后再進入實際調(diào)查執(zhí)行工作,發(fā)放調(diào)查問卷共340份,回收有效問卷320份,并就項目所在區(qū)域發(fā)展前景與部分xx房地產(chǎn)從業(yè)人士、規(guī)模較大的家居建材經(jīng)營戶進行了專題采訪。最后調(diào)研結(jié)果由專職統(tǒng)計分析人員進行了科學(xué)的數(shù)據(jù)分析統(tǒng)計,項目組多次組織召開數(shù)據(jù)統(tǒng)計分析會議,為本項目下一步項目定位系統(tǒng)及市場推廣、銷售策略建立、執(zhí)行奠定了堅實基礎(chǔ)。調(diào)查研究項目及成果如下

58、:(1) 目前xx市商品房供應(yīng)量體量較大,短期內(nèi)住宅物業(yè)發(fā)展空間相對較小。 在接受本次調(diào)查的市民中,48%的被訪者不打算購買住宅,26%的客戶打算在2-5年內(nèi)購房,僅26%的客戶打算在1-2年內(nèi)購房。另根據(jù)統(tǒng)計,當(dāng)前“漣水名城”一期上市的住宅和“水榭花都”所上市的住宅面積總和已超過14萬平米,而“漣水名城”總建筑面積為26萬平米。因此,未來1-2年內(nèi),xx市住宅物業(yè)上市體量較大,市場空間相對較小。市民對居住環(huán)境已經(jīng)逐步開始看重,但價格理念還有待進一步轉(zhuǎn)變,價格仍成為購房者考慮的首要因素。大部分購房者在近期內(nèi)仍偏向于地理位置理想,交通方便、價格更具競爭力的住宅。 (2) 商鋪投資消費理念趨于成熟,投資概念引導(dǎo)和精確的市場定位成商業(yè)項目操盤的重中之重。 經(jīng)過“xx購物中心”和“金地帶時尚廣場”兩個商業(yè)項目的推廣銷售,市民對商鋪投資概念的理解已逐步成熟,對商鋪投資更為謹慎。在本次調(diào)查中,40%的被訪者表示不會進行商鋪投資,僅17.5%的被訪者正在考慮購買。其他客戶均為視項目情況而定,尚需大力引導(dǎo)。 (3) 家居建材
