If Party B wishes to extend the lease, Party B shall have the priority to renew the lease with two months advance written notice to Party A. The revised rental shall be negotiated between the

7、 two parties.2.4 租賃期間，若甲方或甲方的繼承人出售該房屋時，乙方自愿無條件放棄優(yōu)先購買房屋的權利。如甲方或甲方的繼承人轉讓本租賃物業(yè)產權給第三方(“受讓人”)，甲方必須在產權轉讓生效前三個月通知乙方，并使該受讓人與乙方達成協(xié)議，受讓人承諾以房東身份繼續(xù)根據本租賃合同的條件和條款履行本租賃合同，特別是根據本租賃合同規(guī)定，履行將保證金交還乙方的責任。如乙方因受讓人拒絕與乙方簽訂上述協(xié)議或違反本合同而蒙受任何費用和損失，甲方應給予全部補償。During the lease term, if party A or his/her heir sells this house, part

9、ansfer before the ownership transfer takes effect and cause the transferee to enter into an agreement with the Party B that the transferee shall continue to perform this Tenancy Agreement as the Landlord under same terms and conditions hereof, and in particular, be obliged to repay the Security Depo

10、sit to the Party B in accordance with the provision herein . Party A shall indemnify Party B against any damages and costs resulting from the refusal by the Transferee to enter into the aforesaid agreement with Party B or any actions by the Transferee in violation of this Tenancy Agreement. 第3條 租金：R

12、ting the amount of such rent to a bank account designated by Party A (as referred to in Appendix I). The date of remittances shall be the date of payment. Party A shall provide to Party B the official after-tax invoice within ten (10) days before Party B makes each payment. In case Party A fails to

13、do so, Party B shall have the right to withhold rental payment.3.3 租金款以人民幣支付, 在本租約有效期內，租金不予調整。The rent shall be paid in RMB. The rent cannot be adjusted during the term of this Tenancy Agreement.3.4 本租約簽訂后的首六個月租金, 乙方應在收到甲方提供的發(fā)票后， 20個工作日 內全額付給甲方。Part B shall pay the rent for first six months in full

If such outstanding utilities fee could not be settled because of limitation of the account due date, Party B shall deposit an amount of cash to Party A, which amount shall not exceed two times of the paid utility bills of the previous month.After

17、the outstanding utilities fee could be confirmed, the deposit will be refunded to Party B after deducted the related fees.4.2 在租賃期內，因乙方原因而終止租約（不可抗力除外），押金不予退還。 如在租約簽訂后，房租及押金支付前，因乙方原因而終止租約，乙方支付甲方相當于壹個月租金的賠償金，并支付房東稅費損失。若甲方或乙方因有特殊原因，經雙方協(xié)商一致，甲方可以提前收回房屋或乙方可以提前退租，無需向對方支付相當于一個月房租的補償。 If Party B terminates t

18、he Tenancy Agreement during the lease term for reasons other than Force Majeur, the paid deposit will not be refunded. If Party B terminates the Tenancy Agreement after the signature of this agreement, and Party B has not paid the rent or the deposit by that time, Party B pays Party A one (1) months

19、 rent as compensation and also the money of tax losses. If Party A or Party B has special cause, after friendly negotiation, Party A could withdraw the property or Party B could move out without paying the one month rent as compensation if both parties agree.4.3 甲方因乙方違反本合同的規(guī)定而遭受的損失，可在押金中扣抵合理數目，在甲方做出

20、該種扣抵前，需書面通知乙方將被扣抵的金額和理由，乙方有權拒絕不合理或不公正的抵扣，經乙方確認的可以抵扣，不足部分乙方必須在接到甲方付款通知后十天內補足。Party A may deduct a reasonable amount from the security deposit towards payment of any actual damages Party A may have incurred or suffered as a result of Party B's breach of this Agreement. Prior to making such deducti

21、ons, Party A shall inform Party B with written notice of the amount which it intends to deduct and the reason for making such deductions. Party B shall be entitled to object to such deductions if Party B believes that such deductions are unreasonable or unjustified. If the security deposit is not su

22、fficient to cover such amounts, Party B must pay the deficiency within ten ( 10 )days of the receipt of a demand from Party A after the confirmation of Party B.4.4 押金以人民幣支付，甲方收到押金后，向乙方提供帶有甲方簽名的收據。The deposit shall be paid in RMB. 23、upon receiving above deposit. 第5條 其它費用：Other Charges：5.1 乙方在租賃期內所用的水、電、煤氣(天然氣)等相關，物業(yè)管理公司或公共事業(yè)部門將每月按房屋實際耗用量結算，乙方按單繳付。During the period of tenancy, Party B shall pay monthly all charges for usage of water, electricity, gas and etc based on the actual consumption amount billed by the management office

24、or related government utility bureaus. 5.2 乙方所用電話, 按電信局標準收費，每月根據實際用量結算，乙方按單繳付。All telephone charges shall be paid by Party B and based on the actual usage according to the Telecommunication Bureau standard tariffs on receipt of the bills. 5.3 乙方所用寬帶使用費，由 方支付。The monthly board band usage fee should b

25、e borne by Party _ _.第6條 甲方的責任：Landlords Responsibilities：6.1 本租約簽訂后，甲方不得無故收回房屋，如甲方中途要求收回房屋，乙方有權拒絕。Party A is not permitted to take back the leased property during the term of the contract without any reason. If Party A wishes to do so, Party B has the absolute right to refuse.6.1.1 如乙方同意解除租約且乙方已按4.

26、1條約定交納租金及押金并已入住, 則甲方必須退還乙方剩余尚未住部分的租金并雙倍返還乙方已付押金，本租約于甲方發(fā)出解約通知二個月后終止。若甲方或乙方因有特殊原因，經雙方協(xié)商一致，甲方可以提前收回房屋或乙方可以提前退租，無需向對方支付相當于一個月房租的補償。If Party B agrees to terminate the Agreement whereas Party B has paid the rent and deposit according to Clause 4.1 and has moved in to the properties, Party A shall refund P

If Party A or Party B has special cause, after friendly negotiation, Party A could withdraw the propert

28、y or Party B could move out without paying the one month rent as compensation if both parties agree.6.1.2 如乙方同意解除租約且乙方已按約定交納租金及押金但尚未入住, 則甲方必須返還乙方已付的租金及雙倍返還押金, 且本租約自甲方發(fā)出解約通知之日起終止。If Party B agrees to terminate the Agreement whereas Party B has paid the rent and deposit according to Clause but has not

29、 moved in the property, the Agreement will be terminated when Party A informs Party B with written notice of termination, and Party A shall pay Party B the paid rental, as well as twice the amount of the deposit which Party B has already paid.6.1.3 本租約簽訂后, 乙方未交納租金或押金前, 若甲方欲解除本租約, 則應向乙方支付相當于壹個月租金的賠償金

30、，本租約在甲方支付賠償金的當日解除。If Party A wants to rescind the Agreement after the signature of this Agreement, and Party B has not paid the rent or the deposit by that time, the Agreement can be terminated only after Party A has paid Party B one (1) months rent as compensation. The termination of the Tenancy Ag

31、reement effects on the day when party A pays the compensation to Party B.6.2 甲方應提供充分的保安, 消防工作及安靜清潔的居住環(huán)境。如果該房屋中存在有害氣體、噪音，經執(zhí)法機關通過專業(yè)檢測后證明房屋內的有害氣體或噪音確實超過國家規(guī)定的健康標準的，乙方有權憑檢測報告立即終止本協(xié)議并搬出此物業(yè)，甲方應返還乙方全額押金及已付房租。To provide adequate security, fire prevention and quiet & clean circumstance. Party A shall refund the whole amount of deposit & prepaid rental to Party B.6.3 甲方應督促物業(yè)管理公司向乙方提供足夠

33、的服務, 如冷水, 熱水, 電的供應及各種設備的正常工作。To ensure that the estate management office to provide sufficient and timely service to Party B, such as supply of cold water, hot water, electricity and to ensure the proper maintenance of all kinds of equipments6.4 甲方應負責租賃期內房屋及其設備的正常維修, 并承擔維修房屋及設備的正常磨損而產生的費用。若乙方及其代理人通過

34、租約注明的甲方聯系方式無法通知到甲方及代理人，乙方有權自行安排修理。修理產生的合理費用由甲方承擔，乙方有權從下次應付甲方租金中扣除相應的費用，并向甲方出示修理費用發(fā)票或收據。Party A shall be responsible for all normal maintenance of leased property and equipment during the term of the lease, and Party A shall bear all the maintenance charges. In the event that Party B or its agent cou

35、ldnt reach party A or its agent via the contact information listed in the Tenancy Agreement, Party B shall have the right to arrange the fixing work by himself, the caused service charge shall be borne by Party A；Party B shall have the right to deduct the service charge which is accordance with the

36、figure on the tax invoice of the maintenance service from the next rental payment without Party As prior permission.6.5 甲方應對甲方的固定設施，包括該物業(yè)的或引入該物業(yè)的結構、屋頂、管道設施、排污、管道和纜線（包括電力及電話）等進行維護，使之處于完好、可租賃狀態(tài)；如果對上述各項的造成的損壞或破壞不是由乙方或其乙方相關人員的不慎、疏忽或不良行為造成的，或在租賃期內因任何原因，包括但不限于停水、停電、漏水、漏氣、空調不能正常工作，及其他對乙方指定住戶的正常生活秩序，造成房屋居住環(huán)

37、境惡化，影響乙方指定住戶的正常生活秩序的，則甲方在收到乙方發(fā)出的通知后迅速修理或修繕該損壞處。甲方應在合理時間內以及在提前向乙方通知后進入該房屋進行必要的維修或修繕工作。若七天內甲方仍不能修繕或修繕無效，乙方有權停止支付租金直到上述情況改進至乙方合理滿意為止或乙方有權以書面形式通知甲方終止本租賃合同，乙方已繳付的押金將如數歸還乙方。Party A should maintain and keep the propertys fixtures, including but not limited to the property structure, roof, sanitary and plum

Any water stoppages, power outages, water or gas leaks, disruptions of air-conditioning supply, and other events which cause adverse impact to the occupants da

39、ily life, and such deterioration has affected the normal living of the occupant of the Premises designated by Party B. Party A should promptly repair or remedy such defects after being notified by Party B, provided all such defects are not as a result of the Party Bs, or its relatives negligent acti

40、on, omission or misconduct. Party A shall enter the said premises to do the necessary repairs or maintenance at reasonable time and with advanced notice to Party B. If Party A fails to repair the said premise in comply with the demand issued by Party B within seven (7) days after receipt of such dem

41、and, Party B shall be entitled to withhold the Rent until rectification of the situation to the reasonable satisfaction of Party B, or issue a written notice to Party A to terminate this Agreement, and the security deposit paid by Party B shall be returned in full to Party B.6.6 若甲方違反此租約的條款并在乙方發(fā)出書面通

42、知七天后仍未改正，乙方有權終止此租約并收回押金，且有權進一步向甲方要求索賠。Party B shall have the right to terminate the Tenancy Agreement when Party A seriously breaches the Tenancy Agreement and fails to remedy the breach after written notification of seven (7) calendar days given by Party B to Party A, Party B shall also be entitled

43、 to withdraw the deposit without deduction and without prejudice to its right to claim for any losses and damages against Party A.6.7 甲方謹在此聲明及保證甲方為出租房屋的合法擁有人并有合法地位出租此房屋于乙方。就本合同及出租此出租房屋予乙方之事，甲方已取得所有有關機構的批準，包括政府批準及/或抵押權人的同意(如適用)。甲方于本合同所做出的聲明及保證，如有錯誤或違反者，甲方須就乙方因此而引致的任何損失、損害、支出及費用做出全部補償(包括但不限于法律費用)。Part

44、y A hereby represents and warrants that Party A is the legal owner of the leased property and has the necessary legal capacity to lease the property to Party B. Party A has also obtained all the necessary authorizations from all relevant authorities in the People's Republic of China in respect o

45、f this Agreement and the leasing of the leased property to Party B, including any necessary government approvals or registrations and/or mortgagee consent (if applicable).6.7-1 甲方應提供證明其擁有租賃房屋的完整所有權或出租權的相關證明供乙方查驗（包括但不限于土地使用權證書、房屋所有權證書、身份證明及其他證明文件）。Party A shall provide evidences to show its full owne

47、arty A guarantees it has made authentic and complete disclosure to Party B regarding for the defects of the propertys title, structure, environment and its usage. Party A shall compensate Party B any losses incurred due to any breach of Party A to its above-mentioned guarantees.6.8 甲方應保證物業(yè)的合法性, 自行繳納

48、和承擔一切政府征收的稅費。Party A shall ensure the legality of the leased property, all the taxes and fees levied by the government shall be paid by Party A.6.9 如在租賃期內，出租房屋發(fā)生所有權全部或部分的轉移、或其他影響乙方權益的事情時，甲方應保證所有權人或其他影響乙方權益的第三者，能繼續(xù)遵守本合同所有條款?？v使出租房屋已被轉移，如乙方于本合同下的權益受此等所有權人或第三者所影響或損害，甲方須負責補償乙方的所有損失、損害、支出及費用。If during the

Even when the leased property is transferred where a transferee or a third party affects Party Bs interests under this Agreement, Party A shall continue to be liable to keep Party B fully indemnified against any costs, expenses, and damage

51、s suffered by Party B. 第7條 乙方責任：Tenants Responsibilities：7.1 乙方應按本租約第三、五條約定，按期交納租金及其他費用; 本租約簽訂并且甲方提供發(fā)票后, 若乙方未按本租約的約定支付首期租金及押金超過 個工作日以上，甲方有權在書面通知乙方后解除本租約（若因甲方提供的銀行帳號錯誤或信息不全等原因造成乙方付款的延遲除外）, 同時甲方有權向乙方索取相當于 個月租金金額的賠償金。Party B should promptly pay the rent, deposit and other charges as set out in Clauses

56、l condition (except for normal wear & tear) and all fees arising for re-instatement of such shall be borne by Party B.7.5 由于乙方或與乙方有關系的官員、上司、雇員、客人、來訪者、雇傭工人、代理、執(zhí)照持有者或被邀請人等（統(tǒng)稱與乙方相關的人）的粗心、疏忽或故意而造成房屋的損害或損失的，乙方應當承擔賠償責任，并允許甲方或其代理人在事先通知后進入房屋，對房屋的損失或損害進行彌補及修復，由此所發(fā)生的費用由乙方負擔。To indemnify Party A for any lo
