Design住采用兩種完全不同的模式，即花園式和裙樓式?；▓@花園式為中公寓樓，設(shè)置于花園背景之中。它們具有內(nèi)斂性帶。這些建筑均通過保安與周邊街道分隔開。保安被組合布置到大型地塊上，以便為居民提供大型的露天風(fēng)景區(qū)。大量居民在同筑區(qū)內(nèi)居住，可以為和經(jīng)濟型停車場的建設(shè)帶來機會。裙樓裙樓式為布置在裙樓之上的樓房。通道設(shè)在街道平面，通過各個分散的，乘電梯進入。住宅的綠色露天空間位于裙樓屋頂。這一住宅模式是一種較為的選擇方案。分目前，住宅分布于整個開發(fā)現(xiàn)場內(nèi)。作為替代方案，可以較高兩種住宅模式的通過高度和樓層平面圖的變化，與現(xiàn)有居民門的各種構(gòu)想和愿望相吻合。這兩種模式都很普遍，并且對崗中城市設(shè)計框架的可靠性足以支持多種不同的住宅選Residentialblocksaredistributedacrossthesitetoprovideavarietyofhousingopportunities.Twodistinctmodelsareused-gardentowersandpodiumtowers.GardenGardentowersaremediumtohighriseapartmentblocksinagardensetting.Theyareintrovertedinnature,withperimeterretailaddressingtheexternalstreetsandprovidingaprotectivebarriertotheresidentialsite.Thedevelopmentshavesecureentrancesfromthesurroundingstreets.Locationandnumberofsecureentrancesensuresgoodconnectivitytothesurroundingurbanfabric.Thetowersareconsolidatedontolargeparcelsofland,inordertoprovidelargeopenlandscapedareasfortheresidents.Largernumbersofresidentsinthesamedevelopmentcreateopportunitiesforprovisionofaclubhouseandeconomicbasementcarparking.PodiumPodiumtowersarehighriseblocksonretailpodium.Accessisgainedfromstreetlevelbydedicatedliftsatdiscreteentrances.Greenopenspacefortheresidencesislocatedonpodiumrooftop.Thisresidentialmodelisamoreurbanoption.Theresidentialtowersarecurrentlydistributedacrossthedevelopmentsite.Asanalternative,theycanbeconsolidatedontoasmallerareaatahigherdensity.Thisbalancebetweendensityandamenityishighlyvariableandrequiressubstantialstudyinsubsequentdesignstages.Thetowersinbothresidentialmodelsvaryinheightandfloorplan,tomatchthevariedaspirationsandpreferencesoftheexistingresidents.BothmodelsarecommonthroughoutChinaandappropriatetotheGangxiaproject.Theurbandesignframeworkpresentedinthisreportisrobustenoughtosupportmanydifferentresidentialoptions.GANGXIAHEYUANTRACTOFSHENZHENCITYDESIGN市崗夏河園片區(qū)設(shè)計競市崗夏河園片區(qū)設(shè)計競酒店與服務(wù)公酒店和服務(wù)公寓沿路布置，并且位于一路與深南大道之間。如此一來，它們將地處現(xiàn)場的高價值拐角處，其廣闊的視野會公用場地，一直延伸到市中心和蓮花山。酒店和服務(wù)公寓的用地性質(zhì)均與毗鄰的住宅建筑相協(xié)調(diào)。沿路的現(xiàn)場區(qū)域可非常方便地允許車輛或出租車從路或深南大道進建議將酒店布置在一路與毗鄰寫字樓的南側(cè)。這樣可以按設(shè)計大綱的要求，為酒店提10,000m2的現(xiàn)場面積。酒店將擁有市中服務(wù)公寓安排在兩座中，定位在路與深南大道的拐角Ho&ServicedThehoandservicedapartmentsarelocatedalongJinTianLubetweenFuHuaYiLuandShennano.ThisplacesthemonthehighvaluecornerofthesitewithexpansiveviewsacrossparklandtotheCivicCentreandLianHuaShan.Thehoandservicedapartmentsbothrepresentlandusescompatiblewiththeneighbouringresidentialdevelopment.ThesitesalongJinTianLuarewelllocatedforaccessbycarortaxifromFuHuaLuorShennano.Itis mendedthatthehobelocatedonthesouthsideofFuHuaYiLuandadjacenttheofficetower.Thisprovidesthehowithasiteareaof10,000m2,asrequiredbythebrief.ThehowouldhaveobliqueviewsoftheCivicCentreandgoodaccesstotheretailprecinct.Theservicedapartmentsare modatedintwotowersandlocatedonthecornerofJinTianLuandShennano.Theypresentfa?adesandbuildingformsappropriatetoaddresstheCitizensCentre.GANGXIAHEYUANTRACTOFSHENZHENCITYDESIGN 設(shè)計原 Design小學(xué)之間的近距離。緊靠中學(xué)布置可以為關(guān)鍵設(shè)施的共享PrimaryTheprimaryschoolislocatedonthesouthernedgeofthedevelopmentsite,toensuregoodsolaraccessandproximitytothemiddleschoolfurthersouth.Closeproximitytothemiddleschoolcreatesopportunitiesforsharingkeyfacilities.Whilsttheprimaryschoolisanimportantcommunityfacility,itshouldnotbeattheverycentreoftheGangxiaprecinct.Theschoolmustbesecure,lowriseandwithlargeplayingareas.Thistypeofbuildingfunctiondoesnotcreateagoodcentralfocusattheheartofadistrict.GANGXIAHEYUANTRACTOFSHENZHENCITYDESIGN市崗夏河園片區(qū)設(shè)計競市崗夏河園片區(qū)設(shè)計競空擬建于路下面的地鐵通道為零售場所的建設(shè)帶來很大的街道的直接視野之內(nèi)，從而起到活躍通道和零售區(qū)的作用。路兩側(cè)的零售設(shè)施均直接面向地鐵通道。尤其重要的整個現(xiàn)場的室被設(shè)計成獨立的設(shè)施，用于提供充足的小汽車和自行車停車空間，滿足民防以及上方建筑物的服務(wù)需求。由整個9m通用規(guī)劃網(wǎng)格，以確保必要時可方便地連通各室。UndergroundTheproposedsubwaypassagebeneathFuHuaLucreatesagreatopportunityforsubstantialbasementretailandincreasedconnectivityacrossthesite.ThesubwaypassagelinksHuiZhanZhongXinStationwithGangxiaStationanddeliverssubstantialpassengerflowsfromtheMetrotothesite.Theschemecapitalizesonthesubwaylinkbyopeninglargevoidsfromgroundleveltothesubwayfloor.Thesevoidsactivatethesubwayandbasementretailbyprovidingnaturaldaylightanddirectsightlinesfromthestreetabove.TheretaildevelopmentsonbothsidesofFuHuaLuaddressthesubwaydirectly.Importantly,thelargevoidsprovideastrongpedestrianconnectionbetweentheverticalmallonthesouthsidewiththeretailprecinctonthenorthside.Flexibilityinphasingisacriticalissueforsuchalargedevelopment.Basementsacrossthesitearedesignedasindependentfacilitiesprovidingsufficientcarparking,bicycleparking,civildefenseandservicesforthebuildingsabovethem.Thisallowseachbuildingtobedeveloped,leasedorsoldAgeneralplanninggridof9metresisappliedacrossthesite,toensurebasementscaneasilybelinkedifrequired.GANGXIAHEYUANTRACTOFSHENZHENCITYDESIGN
