一切房屋、土地稅均由承租方承擔(dān)。

7.Shouldtheshophousebelegallycondemnedbeforeexpirationofthecontract,thepartiesagreethatthecontractbecomesextinctandshallnotclaimanydamagesfromeachother.ProvidedthattheLesseestillresidesinthebuildingforwhichtheLesseeshallpayrenttotheLessoruntiltheLesseemovesoutofthebuildingandcompleteshandoverofthebuildingtotheLessor.

如果本店房在合同終止之前依法被沒收,雙方同意本合同遂告終止，雙方不得向?qū)Ψ教岢鏊髻r。只要承租人還在本商店，承租人必須交納租金，直至其搬出，把店房還給出租人為止。

8.TheLesseeagreestopayrentandalltelephonebillstotheTelephoneorganizationofThailandfromthedayoftheenforcementofthiscontract.

承租人同意從本合同生效之日起開始支付租金，并向泰國電話管理當(dāng)局繳納電話費(fèi)。

9.TheLessoragreesthatheshallnotincreasetherentforaperiodof2yearsfromthedateofthiscontractsigning.

出租人同意在本合同簽訂之日起2年內(nèi)不得增加租金。

10.TheLessoragreesthatuponexpirationofthiscontractattheendoftheleaseperiod,theLessorshallallowtheLesseetocontinueleasingforanotherperiodof___years,onconditionthattheLesseehasnotbreachedthiscontractinanyway.

出租人同意在本合同終止即租期結(jié)束時(shí)，只要承租人不曾違約，出租人可允許承租人續(xù)租____年。

11.TheLesseeagreestomaintaintheleasedbuildingingoodconditionandnotallowittofurtherdeteriorate.AnymodificationsoradditionscarriedoutontheleasedbuildingbytheLesseemaybedoneonlywiththeLessor’spriorwrittenpermission.Anynewstructureresultingfrommodification,additionorrepairtotheleasedbuildingbecomesthepropertyoftheLessor,andtheLesseecannotclaimanydamages.Thisleasecontractisterminatedshouldtheleasedbuildingbesubjecttoafiredisaster.

承租人同意將所租建筑保持良好狀態(tài)，并不得任其損壞。如果承租人對(duì)出租房屋作任何調(diào)整或增添任何設(shè)施，事先必須征得出租人的書面同意。房內(nèi)任何增添和裝修過的設(shè)施都成為出租人的財(cái)產(chǎn)，而且承租人不得以此向出租人提出補(bǔ)償要求。如果發(fā)生火災(zāi)，本租賃合同立即終止。

12.TheLesseeshallpermittheLessororhisrepresentativetoentertheleasedbuildingforinspectionatappropriatetimes.

承租人應(yīng)允許出租人及其代表在適當(dāng)?shù)臅r(shí)間進(jìn)入該房進(jìn)行檢查。

13.TheLesseeshallnotsub-letthebuildingtoanyotherpersons,exceptwiththepriorwrittenapprovaloftheLessor.

除非事先有出租人的書面許可，承租人不得把該房再出租給其他任何人。

14.Forwhateverreason,iftheLesseeleavestheleasedbuilding,theLesseeagreesthatheshallnotclaimanydamagesorremovalcostsfromtheLessor.

不論出于何種原因，如果承租人離開所租房屋，承租人同意不得向出租方提出索賠或搬遷費(fèi)的要求。

15.BreachofcontractinanyregardonthepartoftheLesseeshallbegroundsfortheLessortoterminatethiscontractimmediately;theLesseeshallthenpermittheLessortohaverighttorepossesstheleasedbuildingimmediately.

承租人有任何違約行為，出租人便有權(quán)立即終止本合同。承租人應(yīng)允許出租人有權(quán)立即收回該出租房屋。
