2025辦公室租賃合同及中英文寫字樓租賃合同模板OfficeLeaseContract2025ThisOfficeLeaseContract("Contract")ismadeandenteredintoonthisdayof,20,byandbetweenthefollowingparties:Landlord:Name:Address:ContactInformation:Tenant:Name:Address:ContactInformation:1.PropertyDescriptionTheLandlordagreestoleasetotheTenant,andtheTenantagreestoleasefromtheLandlord,theofficespacelocatedat(hereinafterreferredtoas"Premises").ThePremisesconsistofapproximatelysquaremetersofusablearea,locatedonthefloorofthebuilding.2.LeaseTermThetermofthislease("LeaseTerm")shallcommenceon(the"CommencementDate")andshallcontinueuntil(the"ExpirationDate"),unlessterminatedearlierinaccordancewiththeprovisionsofthisContract.3.RentTheTenantagreestopaytotheLandlordamonthlyrentofRMB(Yuan整)forthePremises,excludinganytaxes,utilities,orothercharges(collectivelyreferredtoas"AdditionalCharges").Therentshallbepaidinadvanceonorbeforethe5thdayofeachmonth.4.DepositTheTenantshallpayasecuritydepositequivalenttomonths'rent,totalingRMB(Yuan整),uponsigningthisContract.ThedepositshallbeheldbytheLandlordassecurityfortheproperperformanceofthisContractandshallberefundedwithinthirty(30)daysaftertheexpirationoftheLeaseTerm,providedthatthePremisesarereturnedingoodconditionandallobligationsunderthisContracthavebeenfulfilled.5.UseofPremisesTheTenantagreestousethePremisessolelyforofficepurposesandnotforanyillegalactivitiesorpurposesprohibitedbylaworbythetermsofthisContract.TheTenantshallnotsublet,assign,ortransferthePremiseswithoutpriorwrittenconsentfromtheLandlord.6.MaintenanceandRepairsa)Landlord'sResponsibilities:TheLandlordshallmaintainthestructuralintegrityofthebuilding,includingtheroof,walls,andfoundation,aswellascommonareassuchashallways,elevators,andrestrooms.TheLandlordshallalsoensurethatallsafetysystems(e.g.,firealarms,sprinklers)areingoodworkingorder.b)Tenant'sResponsibilities:TheTenantisresponsibleformaintainingtheinteriorofthePremises,includingbutnotlimitedtocleaning,repairs,andanydamagecausedbytheTenantortheiremployees.TheTenantshallpromptlyreportanydamagesormalfunctionstotheLandlord.7.AlterationsandImprovementsTheTenantmaymakealterationsorimprovementstothePremisesonlywiththepriorwrittenconsentoftheLandlord.AnysuchalterationsorimprovementsshallbecomethepropertyoftheLandlorduponcompletion,unlessotherwiseagreedinwriting.8.UtilitiesandAdditionalChargesTheTenantshallberesponsibleforpayingallutilities(e.g.,electricity,water,gas,internet)andotherchargesrelatedtotheuseofthePremises.TheLandlordshallprovideaseparatebillingstatementforsuchservicesmonthly.9.Insurancea)Landlord'sInsurance:TheLandlordshallmaintainpropertyinsurancecoveringthebuildinganditsstructuralcomponents.TheTenantisnotrequiredtocontributetothisinsurance.b)Tenant'sInsurance:TheTenantisencouragedtoobtaintheirowninsurancecoverage,includingbutnotlimitedtoliabilityinsurance,toprotectagainstanyclaimsarisingfromtheiruseofthePremises.TheTenantshallprovideproofofinsuranceuponrequest.10.TerminationandRenewala)Termination:EitherpartymayterminatethisContractwithcauseorwithoutcauseasfollows:WithCause:IfeitherpartybreachesanymaterialtermofthisContract,theotherpartymayterminatethisContractafterprovidingwrittennoticeofbreachandallowingaperiodofdaystocure.WithoutCause:EitherpartymayterminatethisContractupongivingmonths'priorwrittennotice.b)Renewal:TheTenantshallhavetheoptiontorenewthisleaseforanadditionaltermofyearsundermutuallyagreeableterms,providedthattheTenantgiveswrittennoticeoftheirintentiontorenewatleastmonthsbeforetheExpirationDate.11.DefaultandRemediesIntheeventofadefaultbyeitherparty,thenon-defaultingpartyshallhaveallrightsandremediesavailableatlaworequity,includingbutnotlimitedtoterminationofthisContract,recoveryofdamages,andspecificperformance.12.GoverningLawThisContractshallbegovernedbyandconstruedinaccordancewiththelawsofProvince,People'sRepublicofChina.AnydisputesarisingoutoforrelatedtothisContractshallberesolvedthroughfriendly協(xié)商;ifunresolved,suchdisputesshallbesubmittedtoarbitrationininaccordancewiththerulesoftheChinaInternationalEconomicandTradeArbitrationCommission.13.EntireAgreementThisContractconstitutestheentireagreementbetweenthepartiesandsupersedesallpriornegotiations,understandings,andagreements.NoamendmentormodificationofthisContractshallbevalidunlessmadeinwritingandsignedbybothparties.14.NoticesAllnotices,demands,orothercommunicationsrequiredorpermittedunderthisContractshallbeinwritingandshallbedeemedtohavebeendulygivenifdeliveredpersonally,sentbyregisteredorcertifiedmail(returnreceiptrequested),orsentbyemailwithconfirmationofreceipt,totheaddressesspecifiedaboveorsuchotheraddressaseitherpartymaydesignatebywrittennotice.15.ForceMajeureNeitherpartyshallbeliableforanyfailureordelayinperformanceunderthisContractifsuchfailureordelayisduetocircumstancesbeyondtheirreasonablecontrol(e.g.,naturaldisasters,war,governmentactions).Theaffectedpartyshallpromptlynotifytheotherpartyoftheoccurrenceandexpecteddurationofsuchforcemajeureevent.16.AssignmentTheTenantmaynotassignortransferthisleasewithoutpriorwrittenconsentfromtheLandlord.AnyunauthorizedassignmentshallbedeemedamaterialbreachofthisContract.17.WaiverNowaiverofanyprovisionofthisContractorofanydefaulthereundershallbeeffectiveunlessmadeinwritingandsignedbythepartyagainstwhomsuchwaiverissoughttobeenforced.ThefailureofeitherpartytoenforceanyprovisionofthisContractatanytimeshallnotbeconstruedasawaiverofthatprovisionoroftherighttoenforceitthereafter.18.SeverabilityIfanyprovisionofthisContractisfoundtobeinvalidorunenforceable,suchinvalidityorunenforceabilityshallnotaffecttheremainingprovisionsofthisContract,whichshallremaininfullforceandeffect.19.CounterpartsThisContractmaybeexecutedincounterparts,eachofwhichshallbedeemedanoriginal,butallofwhichtogethershallconstituteoneandthesameinstrument.Signaturestransmittedelectronicallyorbyfacsimileshallbevalidforallpurposes.INWITNESSWHEREOF,thepartiesheretohaveexecutedthisOfficeLeaseContractasofthedatefirstabovewritten.Landlord:By:Name:Title:Tenant:By:Name:Title:OfficeLeaseContract2025ThisOfficeLeaseContract("Contract")ismadeandenteredintoonthisdayof,20,byandbetweenthefollowingparties:Landlord:Name:Address:ContactInformation:Tenant:Name:Address:ContactInformation:1.PropertyDescriptionTheLandlordagreestoleasetotheTenant,andtheTenantagreestoleasefromtheLandlord,theofficespacelocatedat(hereinafterreferredtoas"Premises").ThePremisesconsistofapproximatelysquaremetersofusablearea,locatedonthefloorofthebuilding.2.LeaseTermThetermofthislease("LeaseTerm")shallcommenceon(the"CommencementDate")andshallcontinueuntil(the"ExpirationDate"),unlessterminatedearlierinaccordancewiththeprovisionsofthisContract.3.RentTheTenantagreestopaytotheLandlordamonthlyrentofRMB(hereinafterreferredtoas"MonthlyRent")forthePremises,whichissubjecttoadjustmenteveryyears.TheMonthlyRentshallbepaidinadvanceonorbeforethefirstdayofeachmonth.4.SecurityDepositTheTenantshalldepositwiththeLandlordanamountequaltomonths'rent(hereinafterreferredtoas"SecurityDeposit")withindaysofsigningthisContract.TheSecurityDepositshallberefundedtotheTenantwithindaysaftertheterminationofthisContract,providedthatthePremisesarereturnedingoodconditionandallobligationsunderthisContracthavebeenfulfilled.5.UseofPremisesTheTenantagreestousethePremisessolelyforthepurposeof(hereinafterreferredtoas"PermittedUse").TheTenantshallnotuseorpermittheuseofthePremisesforanyillegalactivityorinamannerthatwouldviolateanyapplicablelaws,regulations,orbylaws.6.MaintenanceandRepairsTheLandlordagreestomaintainthestructuralpartsofthebuilding,includingbutnotlimitedtotheroof,walls,foundation,andload-bearingpartitions.TheTenantshallberesponsibleformaintainingandrepairingallotherportionsofthePremises,includingbutnotlimitedtofixtures,appliances,andnon-structuralpartitions.7.AlterationsandImprovementsTheTenantmaymakealterationsorimprovementstothePremisesonlyafterobtainingwrittenconsentfromtheLandlord.AnysuchalterationsorimprovementsshallbecomethepropertyoftheLandlorduponterminationofthisContractunlessotherwiseagreedinwriting.8.InsuranceTheLandlordisresponsibleformaintaininginsurancecoverageonthebuilding,whiletheTenantisresponsibleforobtainingtheirowninsurancecoveragefortheircontents,fixtures,andbusinessoperationswithinthePremises.9.TaxesandAssessmentsTheLandlordshallberesponsibleforpayingallpropertytaxesandassessmentsleviedonthePremises.TheTenantshallberesponsibleforanyadditionaltaxesorassessmentsarisingfromtheiruseofthePremisesortheirpersonalpropertylocatedtherein.10.UtilitiesTheTenantshallberesponsibleforpayingallutilitybills,includingbutnotlimitedtoelectricity,water,gas,andtelecommunicationsservices,forthePremises.11.AccessExceptincasesofemergencyorasotherwiseprovidedinthisContract,theLandlordshallnotenterthePremiseswithoutgivingpriornoticetotheTenant.12.AssignmentandSublettingTheTenantmaynotassignorsubletthePremiseswithoutpriorwrittenconsentfromtheLandlord.AnyunauthorizedassignmentorsublettingshallbedeemedamaterialbreachofthisContract.13.TerminationandNoticeEitherpartymayterminatethisContractupongivingmonths'priorwrittennoticetotheotherparty.Incaseoftermination,theTenantshallvacatethePremisesandreturnthemtotheLandlordingoodcondition.14.DisputeResolutionAnydisputesarisingoutoforrelatedtothisContractshallberesolvedthroughfriendly協(xié)商;ifunresolved,s
