1、BICES 2015展會(huì)期間(新國展)會(huì)議室租賃協(xié)議Agreeme nt o n Meet ing Room Leas ing during Exhibit on BICES 2015 (NCIEC)出租方:The Lessor:租賃方:The Lessee:上述當(dāng)事人之間簽署如下內(nèi)容的會(huì)議室租賃合同(以下簡稱為合同”;合同中的NCIEC是中國國際展覽中心(新館)的英語簡稱。The aboveme nti oned parties have en tered into the meeti ng room leas ing con tract as follows(here in after r
2、eferred to as the Co ntract); The abbreviatio n NCIEC refers to Chi na intern ati onal Exhibiti on Cen ter (New Hall).第1條(會(huì)議室的使用目的)Article 1 (The intended use of the meeting room)租賃方”租賃會(huì)議室,用途為會(huì)議名稱 The Lessee intends to lease the meet ing room for the purpose of The n ame of the meet ing第2條(會(huì)議室使用明細(xì))A

5、納日程)Article 3 (Schedule for payme nt of leas ing expe nse and equipme nt use fee)1 按照如下交付日程,租賃方”以現(xiàn)金形式向NCIEC交付租賃費(fèi),設(shè)備使用費(fèi)。1. Accord ing to the follow ing payme nt schedule, the Lessee shall make the payme nt of leas ing expe nse and equipme nt use fee to NCIEC in the form of cash,類別Categories繳納金額(元)Amo

The basic hours of use of the meeting room:
7、 09:00-12:00 everyday, 13:30-16:30.3 如果使用時(shí)間超過本條第1項(xiàng)中規(guī)定的基本使用時(shí)間,每小時(shí)需支付25%的會(huì)議室租賃費(fèi)作為額外時(shí)間使用費(fèi)。但超出時(shí)間為30分鐘以上1小時(shí)以下時(shí),按1小時(shí)計(jì);額外時(shí)間使用費(fèi)用(半日標(biāo)準(zhǔn))不超過半日租賃費(fèi)。3. If the hours of use exceed the basic hours of use specified in Item 1 un der this article, a payme nt of 25% of the meet ing room leas ing expe nse shall be made
8、as the use fee for every hour of the extra time. The extra time beyond 30 minutes and less than 1 hour shall be deemed as 1 hour, and the use fee for the extra time shall not exceeds the leasing expense for half a day (criterion based on half a day).4. 所有支付款項(xiàng)匯至如下帳戶:4. All payments shall be remitted
9、to the following account: 出租方人民幣賬戶:The Lessor s CNY account:單位全稱:The Lessor s full name:帳號(hào):Acco unt:開戶行:Bank of deposit:聯(lián)系電話:Tel:第4條(運(yùn)營規(guī)定的遵守)Article 4 (The Operating Rules to be complied with)1 合同有效期內(nèi),租賃方要嚴(yán)格遵守 出租方”制定的 運(yùn)營規(guī)定”1. Within the valid term of the con tract, the Lessee shall strictly comply w
10、ith the Operati ng Rules established by the Lessor.2 .租賃方”違反本條第1項(xiàng)而給出租方”造成損害時(shí),由租賃方”承擔(dān)損害賠償責(zé)任;有關(guān)責(zé)任范圍的細(xì) 節(jié)事項(xiàng)參照運(yùn)營規(guī)定”2. The Lessee shall be liable for any damages to the Les sor as a result of the Lessee s breach of Item1 in this article; See the Operating Rules for the details on the scope of liabilities.
11、第5條(會(huì)議室部分租賃面積的取消及違約金)Article 5 Cancellation of partial area of the meeting rooms and default fine)1 簽定租賃合同之后,租賃方”取消部分(或者全部)會(huì)議室租賃面積(條件)時(shí),要根據(jù)如下標(biāo)準(zhǔn)向出租方”支付違約金。1. After sig ning the leas ing con tract, if the Lessee (partially or wholly) can cels the leas ing area(conditions) of the meeting room, a paymen
12、t for default fine according to the following criterion shall be made to the Lessor.取消時(shí)間 Ca ncellation time違約金 Default fine租賃期開始前1日至10日為止租賃費(fèi)的50%1 to 10 days before the start of the leas ing term50% of the leas ing expe nse租賃期開始前10日以上無More the n 10 days before the start of the leas ing termNone2 租賃方”
13、繳納相應(yīng)的違約金后,再與出租方簽定修正合同;并且根據(jù) 運(yùn)營規(guī)定”修正與租賃費(fèi)、設(shè)備使用費(fèi)的開納等相關(guān)的合同事項(xiàng)。2. The Lessee shall pay the corresp onding default fine, the n sig n a revised con tract with the Lessor, and all con tract related matters like leas ing expe nse and equipme nt use fee shall be revised accord ing to the Operat ing Rules.第6條(解約
14、)Article 6 (Term in ati on of con tract)1 發(fā)生如下事項(xiàng)時(shí),出租方可以解除租賃合同。1. In case of any one of the follow ing circumsta nces, the Lessor may term in ate the leas ing con tract. 租賃方”違反租賃合同或者運(yùn)營規(guī)定”時(shí) The Lessee is in violatio n of the leas ing con tract or the Operat ing Rules 租賃方”未在規(guī)定的期限內(nèi)開納租賃費(fèi)等相關(guān)費(fèi)用時(shí) The Lessee
15、 fails to pay the leasing expense and other related fees within the prescribed time limit. 租賃方”單方面地提出解約意向或者無意履行合同時(shí) The Lessee un laterally proposes term in ati on of the con tract or has no inten ti on to perform the con tract.2 根據(jù)本條第1項(xiàng)解除租賃合同時(shí),租賃方”要向出租方支付解約金,但如果已經(jīng)繳納租賃費(fèi),可以直接從租賃費(fèi)中扣除解約金;解約金不超過已繳付租賃費(fèi)。2.
16、 If the con tract is termi nated accord ing to Item 1 in this article, the Lessee shall make a payme nt of cancellation money to the Lessor, but if the leasing expense has been paid, the cancellation money may be deducted directly from the leas ing expe nses; the can cellati on money shall n ot exce

18、days before the start of the leas ing term租賃費(fèi)的20%20% of the leas ing expe nse3 會(huì)議室租賃期開始后,租賃方”單方面解除租賃合同時(shí),出租方將向 租賃方”收取100%的租賃費(fèi)作為 解約金;租賃方不得向出租方要求退還剩余租賃期的租賃費(fèi)。3. If the Lessee un laterally term in ates the con tract after the start of the leas ing term for the meeti ng room, the Lessor will charge the Le
19、ssee an amount equal to 100% of the leas ing expe nse as termin ati on mon ey, and the Lessee shall not require the Lessor to refund the leas ing expe nse for the remai ning lease term.第7條(分歧的解決)Article 7 (Settleme nt of discrepa ncy/differe nces)如果對(duì)本合同的內(nèi)容有異議,首先要參照出租方制定的運(yùn)營規(guī)定”,如果運(yùn)營規(guī)定中沒有相應(yīng)解釋,雙方應(yīng)本著友好合作的態(tài)度進(jìn)行協(xié)商解決。If th
