不動(dòng)產(chǎn)租賃合同

不動(dòng)產(chǎn)租賃合同thisagreementismadeat_____，onthe_____dayof_____xx，between_____，hereinaftercalledthe“l(fā)essor”andmr./mrs/miss_____，hereinaftercalledthe“l(fā)essee”。本合同在_____于xx年___月___日簽訂。合同雙方為：_____（以下稱為“出租人”）和____先生/夫人/小姐（以下稱為“承租人）。thepartiestothecontractagreeasfollows：合同雙方均同意以下條款：1.thelessoragreestoleaseandthelesseeagreestotakeonleaseunit（s）ofshophouses，roomnos_____，situatedat_____road，tambo______，districtof_____，provinceof_____，withtelephonenumber_____，foraperiodof____yearsatamonthlyrentalof___baht.出租人同意出租，承租人同意租賃位于____府____區(qū)____鄉(xiāng)____路的店房___間，房號(hào)為____，電話號(hào)碼為____，租期為____年，月租金_____銖（泰幣）。2.theleaseperiodaforementionedinclause1shallbeeffectiveasofthedatethelessorcompletesalldetailsasinclause3，andnotifiesthelesseeinwritingwithin7daysthereof.在以上第1條款中所規(guī)定的租期，從出租人完成第3條款所有規(guī)定并在7天內(nèi)通知承租方后開始生效。3.thelessoragreestocompleterepairoftheshophouseinaccordancewiththefollowingdetails：出租人同意按以下具體規(guī)定完成該店房的維修工作。3.1——3.2——3.3——3.4——4.onthiscontractsigningdate，thelessorhasreceivedadepositasrentsecurityamountingto_______baht.shouldthelesseebeoverdueonrentpaymentforanymonth，thelesseeagreesforthelessortoimmediatelydeducttheamountduefromthesaiddepositasrentpayment.在本合同簽訂之日，出租人已收到合計(jì)_____銖的房租保證金。如果承租人某月逾期未交租金，承租人同意出租人立即從保證金中扣除應(yīng)收款項(xiàng)作為租金。5.thelesseeagreestopayrenttothelessorbyorbeforethe_____thdayofeverymonth.shouldthelesseebeindefaultofrentpaymentwithinthesaidperiod，thelesseeagreesthatthiscontractthenbecomesextinctwithoutanynotification.承租人同意在每月___日或在此之前付清租金。如果承租方違約，未在該期內(nèi)付款，承租人同意本合同不經(jīng)通知便可終止。6.paymentofallbuildingandlandtaxesshallbebornesolelybythelessee.一切房屋、土地稅均由承租方承擔(dān)。7.shouldtheshophousebelegallycondemnedbeforeexpirationofthecontract，videdthatthelesseestillresidesinthebuildingforwhichthelesseeshallpayrenttothelessoruntilthelesseemovesoutofthebuildingandcompleteshandoverofthebuildingtothelessor.如果本店房在合同終止之前依法被沒收，雙方同意本合同遂告終止，雙方不得向?qū)Ψ教岢鏊髻r。只要承租人還在本商店，承租人必須交納租金，直至其搬出，把店房還給出租人為止。8.thelesseeagreestopayrentandalltelephonebillstothetelephoneorganizationofthailandfromthedayoftheenforcementofthiscontract.承租人同意從本合同生效之日起開始支付租金，并向泰國(guó)電話管理當(dāng)局繳納電話費(fèi)。9.thelessoragreesthatheshallnotincreasetherentforaperiodof2yearsfromthedateofthiscontractsigning.出租人同意在本合同簽訂之日起2年內(nèi)不得增加租金。10.thelessoragreesthatuponexpirationofthiscontractattheendoftheleaseperiod，thelessorshallallowthelesseetocontinueleasingforanotherperiodof___years，onconditionthatthelesseehasnotbreachedthiscontractinanyway.出租人同意在本合同終止即租期結(jié)束時(shí)，只要承租人不曾違約，出租人可允許承租人續(xù)租____年。11.thelesseeagreestomaintaintheleasedbuildingingoodconditionandnotallowittofurtherdeteriorate.anymodificationsoradditionscarriedoutontheleasedbuildingbythelesseemaybedoneonlywiththelessor'spriorwrittenpermission.anynewstructureresultingfrommodification，additionorrepairtotheleasedbuildingbecomesthepropertyofthelessor，andthelesseecannotclaimanydamages.thisleasecontractisterminatedshouldtheleasedbuildingbesubjecttoafiredisaster.承租人同意將所租建筑保持良好狀態(tài)，并不得任其損壞。如果承租人對(duì)出租房屋作任何調(diào)整或增添任何設(shè)施，事先必須征得出租人的書面同意。房?jī)?nèi)任何增添和裝修過的設(shè)施都成為出租人的財(cái)產(chǎn)，而且承租人不得以此向出租人提出補(bǔ)償要求。如果發(fā)生火災(zāi)，本租賃合同立即終止。12.thelesseeshallpermitthelessororhisrepresentativetoentertheleasedbuildingforinspectionatappropriatetimes.承租人應(yīng)允許出租人及其代表在適當(dāng)?shù)臅r(shí)間進(jìn)入該房進(jìn)行檢查。13.thelesseeshallnotsub-letthebuildingtoanyotherpersons，exceptwiththepriorwrittenapprovalofthelessor.除非事先有出租人的書面許可，承租人不得把該房再出租給其他任何人。14.forwhateverreason，ifthelesseeleavestheleasedbuilding，thelesseeagreesthatheshallnotclaimanydamagesorremovalcostsfromthelessor.不論出于何種原因，如果承租人離開所租房屋，承租人同意不得向出租方提出索賠或搬遷費(fèi)的要求。15.breachofcontractinanyregardonthepartofthelesseeshallbegroundsforthelessortoterminatethiscontractimmediately；thelesseeshallthenpermitthelessortohaverighttorepossesstheleasedbuildingimmediately.承租人有任何違約行為，出租人便有權(quán)立即終止本合同。承租人應(yīng)允許出租人有權(quán)立即收回該出租房屋。thiscontractismadeinduplicate.thepartiestothecontracthavingreadandunderstoodtheentiresubstanceofthecontractherebysigntheirnamesinthepresenceofwitnesses.本合同一式兩份
