8、屋的完好及正常使用。 3. 未經(jīng)甲方同意,乙方不得將 承租的房屋轉(zhuǎn)租或分租,并愛護 使用該房屋如因乙方過失或 過錯 致使房屋及設(shè)施受損,乙方應(yīng)承 擔賠償責任。 4. 乙方應(yīng)按本合同規(guī)定合法使 用該房屋,不得擅自改變使用性 質(zhì)。乙方不得在該房屋內(nèi)存放危 險物品。否則,如該房屋及附屬 設(shè)施因此受損,乙方應(yīng)承擔全部 責任。 5. 乙方應(yīng)承擔租賃期內(nèi)的水、 電、煤氣、電訊、收視費、等一 切因?qū)嶋H使用而產(chǎn)生的費用,并 按單如期繳納。 Six. Obligations of Party B 1. Party B will pay the ren tai, and other expe nses on ti
9、me. 2. Party B may decorate the premises and add new facilities with Party As approval. When this con tract expires, Party B may take away the added facilities which are removable without changing the good con diti ons of the premises for no rmal use. 3. Party B will not tran sfer the lease of the p
10、remises or sublet it without Party As approval and should take good care of the premises. Otherwise, Party B will be resp on sible to compe nsate any damages of the premises and attached facilities caused by its fault and n eglige nee. 4. Party B will use the premises lawfully according to this con
11、tract without cha nging the n ature of the premises and storing hazardous materials in it. Otherwise, Party B will be responsible for the damages caused by it 5. Party B will bear the cost of utilities such as com muni cati ons,water,electricity,gas, management fee etc. on time during the lease term
12、. 七.合同終止及解除的規(guī)定 1. 乙方在租賃期滿后如需退租 或續(xù)租,應(yīng)提前兩個月通知甲 方,由雙方另行協(xié)商退租或續(xù)租 事宜。在同等條件下乙方 享有優(yōu) 先續(xù)租權(quán)。 2. 租賃期滿后,乙方應(yīng)在當天 將房屋交還甲方;任何滯留物, 如未取得甲方諒解,均視為放 棄,任憑甲方處置,乙方?jīng)Q無異 議。 3. 本合同一經(jīng)雙方簽字后立即 生效;未經(jīng)雙方同意,不得任意 終止,如有未盡事宜,甲、 Seve n .Term in ati on and dissoluti on of the con tract 1. When the lease term expires, Party B will return the premises and attached facilities to Party A within days. Any belongings left in it without Party As previ
14、ous understandingwill be deemed to be abandoned by Party B. In this situation, Party A has the right to dispose of it and Party A will raise no objectio n. 3. This con tract will be effective after being sig ned by both parties. Any party has no right to term in ate this 乙雙方可另行協(xié)商。 八、違約及處理 1 甲、乙雙方任何一
15、方在未征 得 對方諒解的情況下,不履行本合 同規(guī)定條款,導(dǎo)致本合同中途中 止,則視為該方違約,雙方同意 違約金為人民幣2000違約金不 足彌補無過錯 方之損失,則違約 方還需就不足部分支付賠償金。 2若雙方在執(zhí)行本合同或與本合 同有關(guān)的事情時發(fā)生爭議,應(yīng)首 先友好協(xié)商;協(xié)商不 成,可向有 管轄權(quán)的人民法院提起訴訟。本 合同一經(jīng)雙方簽字后立即生效; 未經(jīng)雙方同意,不得任意終止, 如有未盡事宜,甲、乙雙方可另 行協(xié)商。 九、其他 1. 本合同壹式貳份,甲、乙雙 方各執(zhí)一份。 2. 甲、乙雙方如有特殊約定, 可在本款另行約定: con tract without ano ther partys ag

During the lease term, any party who fails to fulfill any article of this con tract without the other partys un dersta nding will be deemed to breach the con tract. Both
