租房合同中英文范本?出租方(Landlord):姓名(Name):__________________身份證號(hào)碼(IDNumber):__________________聯(lián)系地址(ContactAddress):__________________聯(lián)系電話(ContactPhoneNumber):__________________承租方(Tenant):姓名(Name):__________________身份證號(hào)碼(IDNumber):__________________聯(lián)系地址(ContactAddress):__________________聯(lián)系電話(ContactPhoneNumber):__________________二、房屋基本信息1.房屋地址(PropertyAddress):__________________2.房屋戶型(PropertyType):__________________室__________________廳__________________衛(wèi)3.房屋面積(FloorArea):__________________平方米4.房屋用途(UseoftheProperty):居住三、租賃期限1.租賃期限自______年______月______日起至______年______月______日止。共計(jì)______個(gè)月。Theleasetermshallmenceon[StartDate]andexpireon[EndDate],foratotalof[NumberofMonths]months.2.承租方應(yīng)在租賃期限屆滿前______天通知出租方是否續(xù)租。如續(xù)租,雙方應(yīng)另行協(xié)商簽訂新的租賃合同。TheTenantshallnotifytheLandlord[NumberofDays]dayspriortotheexpirationoftheleasetermwhethertorenewthelease.Ifrenewing,bothpartiesshallnegotiateandsignanewleasecontractseparately.四、租金及支付方式1.租金標(biāo)準(zhǔn)(RentAmount):每月租金為人民幣_(tái)_____元(大寫:__________________元整)。ThemonthlyrentshallbeRMB[RentAmount](inwords:[FullAmountinChineseCharacters]).2.租金支付方式(PaymentMethod):承租方應(yīng)按照以下第______種方式支付租金:TheTenantshallpaytherentaccordingtothefollowing[PaymentOptionNumber]method:每月______日前支付當(dāng)月租金。Paytherentforthecurrentmonthbeforethe[PaymentDate]ofeachmonth.每______個(gè)月支付一次租金,提前______天支付下期租金。Paytherentevery[PaymentInterval]months,[AdvanceDays]daysinadvanceforthenextperiod.3.押金(SecurityDeposit):承租方應(yīng)向出租方支付人民幣_(tái)_____元(大寫:__________________元整)作為押金。租賃期滿或合同解除后,扣除應(yīng)由承租方承擔(dān)的費(fèi)用后,押金應(yīng)無(wú)息退還承租方。TheTenantshallpaytheLandlordasecuritydepositofRMB[DepositAmount](inwords:[FullAmountinChineseCharacters]).Aftertheexpirationoftheleasetermortheterminationofthecontract,thesecuritydepositshallberefundedtotheTenantwithoutinterestafterdeductingtheexpensesthatshouldbebornebytheTenant.五、費(fèi)用承擔(dān)1.承租方承擔(dān)以下費(fèi)用:TheTenantshallberesponsibleforthefollowingexpenses:水費(fèi)(WaterFee)電費(fèi)(ElectricityFee)燃?xì)赓M(fèi)(GasFee)物業(yè)費(fèi)(PropertyManagementFee)網(wǎng)絡(luò)費(fèi)(InternetFee)2.出租方承擔(dān)以下費(fèi)用:TheLandlordshallberesponsibleforthefollowingexpenses:房屋維修費(fèi)用,但因承租方使用不當(dāng)或故意造成的損壞除外。Propertyrepairexpenses,exceptfordamagescausedbyimproperuseorintentionoftheTenant.六、房屋使用及維修1.承租方應(yīng)按照房屋用途合理使用房屋及其附屬設(shè)施,不得擅自改變房屋結(jié)構(gòu)和用途。TheTenantshallusethepropertyanditsancillaryfacilitiesreasonablyaccordingtotheuseoftheproperty,andshallnotchangethestructureanduseofthepropertywithoutpermission.2.租賃期間,房屋及其附屬設(shè)施自然損壞或故障,由出租方負(fù)責(zé)維修。出租方應(yīng)在接到承租方通知后______天內(nèi)進(jìn)行維修。如因維修不及時(shí)影響承租方正常使用的,應(yīng)相應(yīng)減少租金或延長(zhǎng)租賃期限。Duringtheleaseterm,ifthepropertyanditsancillaryfacilitiesaredamagedormalfunctionduetonaturalcauses,theLandlordshallberesponsiblefortherepair.TheLandlordshallcarryouttherepairwithin[NumberofDays]daysafterreceivingthenoticefromtheTenant.IfthenormaluseoftheTenantisaffectedduetountimelyrepair,therentshallbereducedaccordinglyortheleasetermshallbeextended.3.因承租方使用不當(dāng)或故意造成房屋及其附屬設(shè)施損壞的,承租方應(yīng)負(fù)責(zé)修復(fù)或賠償。IfthepropertyanditsancillaryfacilitiesaredamagedduetoimproperuseorintentionoftheTenant,theTenantshallberesponsiblefortherepairorpensation.七、轉(zhuǎn)租與轉(zhuǎn)借未經(jīng)出租方書面同意,承租方不得擅自將房屋轉(zhuǎn)租給他人或轉(zhuǎn)借。否則,出租方有權(quán)解除合同,并要求承租方承擔(dān)違約責(zé)任。WithoutthepriorwrittenconsentoftheLandlord,theTenantshallnotsubleasethepropertytoothersorlendit.Otherwise,theLandlordhastherighttoterminatethecontractandrequiretheTenanttobeartheliabilityforbreachofcontract.八、合同解除1.經(jīng)雙方協(xié)商一致,可以提前解除本合同。Bothpartiesmayterminatethiscontractinadvancethroughmutualagreement.2.因不可抗力因素導(dǎo)致合同無(wú)法繼續(xù)履行的,雙方互不承擔(dān)違約責(zé)任,但應(yīng)及時(shí)通知對(duì)方并提供相關(guān)證明。Ifthecontractcannotbecontinuedduetoforcemajeure,neitherpartyshallbeartheliabilityforbreachofcontract,butshallnotifytheotherpartyinatimelymannerandproviderelevantcertificates.3.承租方有下列情形之一的,出租方有權(quán)解除合同:TheLandlordhastherighttoterminatethecontractunderanyofthefollowingcircumstancesoftheTenant:未經(jīng)出租方書面同意,擅自改變房屋用途的。ChangingtheuseofthepropertywithoutthepriorwrittenconsentoftheLandlord.擅自將房屋轉(zhuǎn)租給他人或轉(zhuǎn)借的。Subleasingthepropertytoothersorlendingitwithoutpermission.故意損壞房屋及其附屬設(shè)施的。Intentionallydamagingthepropertyanditsancillaryfacilities.逾期支付租金超過______天的。Overduepaymentofrentformorethan[NumberofDays]days.利用房屋從事違法活動(dòng)的。Usingthepropertyforillegalactivities.九、違約責(zé)任1.若出租方未按照本合同約定履行義務(wù),應(yīng)承擔(dān)相應(yīng)的違約責(zé)任,賠償承租方因此遭受的損失。IftheLandlordfailstoperformitsobligationsinaccordancewiththiscontract,itshallbearthecorrespondingliabilityforbreachofcontractandpensatetheTenantforthelossessufferedthereby.2.若承租方未按照本合同約定履行義務(wù),應(yīng)承擔(dān)以下違約責(zé)任:IftheTenantfailstoperformitsobligationsinaccordancewiththiscontract,itshallbearthefollowingliabilityforbreachofcontract:逾期支付租金的,每逾期一天,應(yīng)按照未支付租金金額的______%向出租方支付違約金。Foroverduepaymentofrent,apenaltyof[PenaltyPercentage]%oftheunpaidrentamountshallbepaidtotheLandlordforeachoverdueday.擅自改變房屋用途、轉(zhuǎn)租、轉(zhuǎn)借或故意損壞房屋及其附屬設(shè)施的,應(yīng)按照合同約定的押金金額向出租方支付違約金,并賠償出租方因此遭受的損失。Forchangingtheuseoftheproperty,subleasing,lendingorintentionallydamagingthepropertyanditsancillaryfacilitieswithoutpermission,apenaltyoftheamountofthesecuritydepositasstipulatedinthecontractshallbepaidtotheLandlord,andtheTenantshallalsopensatetheLandlordforthelossessufferedthereby.十、爭(zhēng)議解決本合同在履行過程中如發(fā)生爭(zhēng)議,雙方應(yīng)首先友好協(xié)商解決;協(xié)商不成的,可以向房屋所在地有管轄權(quán)的人民法院提起訴訟。Incaseofanydisputearisingduringtheperformanceofthiscontract,bothpartiesshallfirstattempttoresolveitthroughfriendlynegotiation.Ifthenegotiationfails,eitherpartymayfilealawsuitwiththepeople'scourthavingjurisdictionoverthelocationoftheproperty.十一、其他條款1.本合同未盡事宜,可由雙方另行簽訂補(bǔ)充協(xié)議。補(bǔ)充協(xié)議與本合同具有同等法律效力。Mattersnotcoveredinthiscontractmaybesupplementedbyaseparateagreementsignedbybothparties.Thesupplementaryagreementshallhavethes
