沃爾瑪(“乙方”)與業(yè)主(“甲方”)維保職責(zé)一、空調(diào)系統(tǒng)1、如果一套獨(dú)立的空調(diào)系統(tǒng)專給沃爾瑪自行使用,由沃爾瑪負(fù)責(zé)設(shè)備的日常保養(yǎng)及運(yùn)行管理并承擔(dān)費(fèi)用;設(shè)備的維修保養(yǎng)和設(shè)備更新由業(yè)主負(fù)責(zé)并承擔(dān)費(fèi)用。其中主要的維修和保養(yǎng)內(nèi)容詳見附件A。2、如果沃爾瑪使用的空調(diào)系統(tǒng)只是業(yè)主空調(diào)系統(tǒng)的一部分,整個(gè)空調(diào)系統(tǒng)由業(yè)主負(fù)責(zé)維修保養(yǎng),如沃爾瑪發(fā)現(xiàn)空調(diào)系統(tǒng)設(shè)備故障,業(yè)主應(yīng)在兩個(gè)小時(shí)內(nèi)到現(xiàn)場(chǎng)進(jìn)行維修直至設(shè)備恢復(fù)正常,如業(yè)主不能及時(shí)維修或拒絕維修,沃爾瑪將委托第三方進(jìn)行維續(xù),產(chǎn)生的維修費(fèi)將從單月租金中扣除。沃爾瑪租賃區(qū)內(nèi)所使用空調(diào)的能耗將根據(jù)沃爾瑪與業(yè)主簽署的《房屋租賃協(xié)議》的約定進(jìn)行計(jì)算并計(jì)量。3、由業(yè)主提供的空調(diào)系統(tǒng),室外冷凝設(shè)備的噪音達(dá)不到當(dāng)?shù)丨h(huán)保的要求,如由于設(shè)備質(zhì)量及安裝原因,由業(yè)主負(fù)責(zé)做環(huán)保工程以便達(dá)到環(huán)保要求。二、供暖(鍋爐)系統(tǒng)1、如果一套獨(dú)立的供暖(鍋爐系統(tǒng))系統(tǒng)專給沃爾瑪自行使用,由業(yè)主負(fù)責(zé)(包括但不限于)設(shè)備的日常維修保養(yǎng)及運(yùn)行管理并承擔(dān)費(fèi)用;設(shè)備的維修和設(shè)備的更新由業(yè)主負(fù)責(zé)并承擔(dān)費(fèi)用。沃爾瑪負(fù)責(zé)設(shè)備系統(tǒng)的運(yùn)行費(fèi)用。2、如果沃爾瑪使用的供暖(鍋爐)系統(tǒng)只是業(yè)主供暖(鍋爐)系統(tǒng)的一部分,供暖(鍋爐)系統(tǒng)的主機(jī)以及其它外圍設(shè)備由業(yè)主負(fù)責(zé)運(yùn)行及維修保養(yǎng);房屋內(nèi)沃爾瑪所使用的末端設(shè)備由業(yè)主進(jìn)行保養(yǎng)并承擔(dān)費(fèi)用。房屋內(nèi)沃爾瑪所使用供暖(鍋爐)系統(tǒng)的能耗將根據(jù)沃爾瑪與業(yè)主簽署的《房屋租賃協(xié)議》的約定進(jìn)行計(jì)算并計(jì)量。三、消防系統(tǒng)1、如果業(yè)主提供的消防系統(tǒng)專給沃爾瑪使用,應(yīng)由業(yè)主委托第三方有資質(zhì)的消防公司負(fù)責(zé)消防系統(tǒng)的日常維護(hù)保養(yǎng),檢測(cè)及維修工作并承擔(dān)相關(guān)費(fèi)用,并且每月向沃爾瑪提供由第三方有資質(zhì)的消防保養(yǎng)公司出具的月檢測(cè)報(bào)告,以確保沃爾瑪使用的消防系統(tǒng)正常運(yùn)作。系統(tǒng)設(shè)備的維修及設(shè)備更新工作由業(yè)主負(fù)責(zé)并承擔(dān)費(fèi)用。其中設(shè)備大修主要包括:1)消防控制中心主機(jī)正常使用及保養(yǎng)情況下需要的維修更換,程序的更新直至系統(tǒng)恢復(fù)正常工作;系統(tǒng),產(chǎn)品的更新和技術(shù)改造。2)排煙風(fēng)機(jī)的電機(jī),消防水泵及消防電機(jī),室外消火栓及室外相關(guān)的一些配套消防設(shè)備。2、沃爾瑪使用的消防系統(tǒng)只是業(yè)主消防系統(tǒng)的一部分由業(yè)主負(fù)責(zé)消防主系統(tǒng)的維修保養(yǎng)和檢測(cè)工作(包括消防水泵的用電),沃爾瑪負(fù)責(zé)房屋內(nèi)消防設(shè)備的日常檢查及保管工作。由業(yè)主負(fù)責(zé)包括沃爾瑪租賃區(qū)在內(nèi)的消防系統(tǒng),應(yīng)由業(yè)主委托第三方有資質(zhì)的消防公司負(fù)責(zé)消防系統(tǒng)的維修保養(yǎng),并每月將向沃爾瑪提供由第三方消防保養(yǎng)公司出具的月檢測(cè)報(bào)告,以確保沃爾瑪使用的消防系統(tǒng)正常運(yùn)作。3、如果沃爾瑪新增部分的消防系統(tǒng),由業(yè)主負(fù)責(zé)消防監(jiān)控中心主系統(tǒng)的維保,檢測(cè),值班工作,沃爾瑪負(fù)責(zé)新增部分的維修保養(yǎng)和檢測(cè)工作并承擔(dān)相關(guān)責(zé)任和費(fèi)用,其他部分按第2條履行。業(yè)主允許沃爾瑪工作人員到主機(jī)房做月檢。4、上述三種情況消防控制室均應(yīng)由業(yè)主安排人員值班并承擔(dān)費(fèi)用。四、供電系統(tǒng)1、變電所(含高壓開關(guān)柜,變壓器,低壓配電柜,饋出電纜及相關(guān)變電所內(nèi)設(shè)備)均由業(yè)主負(fù)責(zé)維修保養(yǎng)工作,由業(yè)主安排人員值班并承擔(dān)費(fèi)用。2、柴油發(fā)電機(jī):1)與業(yè)主共用。由業(yè)主負(fù)責(zé)維修保養(yǎng)并保障安全正常運(yùn)行。2)若為沃爾瑪專用,則在維保期內(nèi)通常是1年或1500小時(shí),由業(yè)主負(fù)責(zé)維修保養(yǎng),沃爾瑪出運(yùn)行費(fèi)用。1年或1500小時(shí)后若柴油發(fā)電機(jī)處于良好正常狀態(tài),沃爾瑪負(fù)責(zé)日常維修并承擔(dān)運(yùn)行費(fèi)用。未達(dá)到使用壽命前出現(xiàn)的非運(yùn)行故障仍由業(yè)主負(fù)責(zé)。3、業(yè)主必須確保沃爾瑪高壓線路的安全使用,不得搭載其它用戶,確保沃爾瑪直接向供電部門繳費(fèi),直接抄表到戶。五、電梯1、如果業(yè)主提供的電梯專供沃爾瑪使用,在保修期內(nèi)由業(yè)主負(fù)責(zé)維修保養(yǎng)并承擔(dān)維修及年檢費(fèi)用;保修期后由沃爾瑪負(fù)責(zé)日常的清潔和日常保養(yǎng)工作,負(fù)責(zé)設(shè)備的年檢工作并承擔(dān)費(fèi)用,設(shè)備在正常使用及有專業(yè)保養(yǎng)的情況下的維修及設(shè)備更新,由業(yè)主負(fù)責(zé)。其中設(shè)備維修的界定詳見附件B。2、如果電梯是和業(yè)主共用,業(yè)主負(fù)責(zé)維修保養(yǎng)及年檢工作并承擔(dān)維保及運(yùn)行費(fèi)用。六、供排水設(shè)施1,如果沃爾瑪與業(yè)主(或其他用戶)共用供水設(shè)施:1、業(yè)主負(fù)責(zé)維護(hù)從沃爾瑪?shù)慕o水總表(包括給水總表)到市政管道部分。2、供水設(shè)施維護(hù)保養(yǎng),生活及消防水池的清洗工作。2,如果沃爾瑪屬于市政直接供水:1、沃爾瑪負(fù)責(zé)從市政給水總表至房屋內(nèi)部分的一切供水設(shè)施設(shè)備的維護(hù)保養(yǎng)及運(yùn)行費(fèi)用。2、室外部分的污水管道,檢查井,污水處理設(shè)施和生活用水池的清洗、清通、維護(hù)由業(yè)主負(fù)責(zé)。每年室外管道由業(yè)主至少清通一次。七、供氣設(shè)施:業(yè)主負(fù)責(zé):1、燃?xì)饪偙恚ò偙恚┲潦姓艿啦糠?,包括燃?xì)庹{(diào)壓站、燃?xì)庥?jì)量表。沃爾瑪負(fù)責(zé):1、燃?xì)饪偙碇练课輧?nèi)部分。八、其他公共區(qū)域及外圍的設(shè)備設(shè)施維修保養(yǎng)及用水用電由業(yè)主負(fù)責(zé),如沃爾瑪工作人員需巡檢設(shè)備等業(yè)主需提供方便與配合。附件A空調(diào)機(jī)組檢修要求一、檢修的定義:水冷機(jī)組:每年保養(yǎng)一次,沃爾瑪負(fù)責(zé)更換潤(rùn)滑油、油過濾器及干燥過濾器等易耗件,業(yè)主負(fù)責(zé)對(duì)整機(jī)進(jìn)行檢查,保證機(jī)組正常運(yùn)行及發(fā)現(xiàn)潛在的隱患,達(dá)到節(jié)約能源和延長(zhǎng)機(jī)組使用壽命。若不對(duì)機(jī)組進(jìn)行保養(yǎng),有可能造成故障隱患。檢修分大修和中修,又分機(jī)組檢修和壓縮機(jī)檢修。將壓縮機(jī)解體,檢查清洗其內(nèi)部,不用更換零件的,這種情況一般稱為壓縮機(jī)的中修或檢查;如內(nèi)部運(yùn)動(dòng)部件磨損程度嚴(yán)重,需要更換的,這種情況一般稱為壓縮機(jī)的大修;而對(duì)整機(jī)而言,如維修時(shí),需要將制冷劑導(dǎo)出至機(jī)外才能進(jìn)行維修處理的,一般稱為機(jī)組的大修,此外的維修處理一般稱為中修或維修。(業(yè)主負(fù)責(zé))風(fēng)冷活塞機(jī)組:保養(yǎng)情況同上:(業(yè)主負(fù)責(zé))中修情況一般這樣:將壓縮機(jī)從機(jī)組移出,打開缸蓋及電機(jī)進(jìn)行清洗,檢查曲軸、連桿、活塞等的磨損情況,如不需要更換,再重新進(jìn)行裝配并恢復(fù)運(yùn)行,這種情況一般稱為壓縮機(jī)的檢查或中修。如零件磨損嚴(yán)重且需要更換的,這種情況一般稱為壓縮機(jī)的大修。二、保養(yǎng)的定義(水冷機(jī)組)供冷季節(jié)的檢查A供冷季節(jié)啟動(dòng)前的準(zhǔn)備和檢查供冷季節(jié)運(yùn)行前須進(jìn)行下列各項(xiàng)檢查和準(zhǔn)備,以確保機(jī)組可靠、安全和高效運(yùn)行:檢查制冷劑液位和油面;檢查油槽、油加熱器和溫度;檢查和測(cè)試所有運(yùn)行控制和安全控制功能;與操作人員一起溫習(xí)操步驟,查看機(jī)組歷史記錄;檢查啟動(dòng)器的運(yùn)行;配合檢查水系統(tǒng)的運(yùn)行情況(包括冷凍水泵,水流開關(guān),冷凍水泵,冷卻塔,閥門等);檢查調(diào)整微電腦控制中心的設(shè)定值;啟動(dòng)冷水機(jī)組,檢查整個(gè)系統(tǒng)的運(yùn)行狀況,記錄機(jī)組運(yùn)行參數(shù);根據(jù)運(yùn)行記錄,分析處理機(jī)組問題.B運(yùn)行季節(jié)檢查機(jī)組運(yùn)行期間,沃爾瑪定期(每月)進(jìn)行下列各項(xiàng)檢查,確保機(jī)組在整個(gè)供冷季節(jié)運(yùn)行高效,可靠:檢查冷水機(jī)組,調(diào)整安全控制裝置;檢查控制裝置的運(yùn)行;檢查制冷劑液位和油位;檢查潤(rùn)滑系統(tǒng)的運(yùn)行;檢查回油系統(tǒng);檢查電機(jī)和啟動(dòng)器的運(yùn)行;記錄運(yùn)行狀態(tài)參數(shù),分析確認(rè intenanceandreplacementofmainequipmentofthefirefightingcontrolcenteronnormaloperationandupkeepbasis.Programupdating,systemandproductupdatingaswellastechnicalrenovationofequipment.Maintenanceandrepairofthemotorofsmokeexhaustingfans,firepumpandmotor,outdoorfirehydrantsaswellassomeoutdoorattachedfirefightingfacilities.3.2.Theownershallberesponsibleformaintenanceandexaminationofthemainfirefightingsystemincludingpowersupplyofthefirepumpifthefirefightingsystemisjustpartoftheowner’s.Wal-MartshallberesponsiblefordailyinspectionandprotectionofthefirefightingfacilitiesinthePremises.TheownershallentrustthethirdindependentandqualifiedFireFightingCompanytotakechargeofmaintenanceofthefirefightingsystemwhichalsoincludestheleasingareaofWal-Mart,andshallprovideWal-MartamonthlyexaminationreportissuedbythethirdpartytoensureWal-Mart’sfirefightingsysteminanormalcondition.IfWal-Martaddsanotherfirefightingsystem,theownershallbeinchargeofmaintenanceandexaminationofthemainsystemofthefirefightingmonitorcenterandassignassociatestobeonduty.Wal-Martshallberesponsibleformaintenanceandexaminationoftheaddedequipmentwithownchargesandliabilities.Asforothers,itshallbefulfilledaccordingtoclausetwoofthecontract.Wal-Mart’sassociatescanbeallowedtoaccesstothemainequipmentroomformonthlyinspection.Theownershallassignassociatestobeondutyinthefirefightingcontrolroomfortheabove-mentionedthreesituations.Theownershallpayforit.PowersupplysystemTransformerstation:theownershallberesponsibleformaintenanceoftherelevantequipmentinthestation,includingHVswitchcabinet,transformer,LVdistributioncabinet,feederandtherelatedfacilities.TheownershallassignassociatestobeondutyintheHVswitchcabinet,transformerandLVdistributioncabinetroom.Theownershallpayforit.Dieselgenerator:a)Sharingwiththeowner.Theownershallberesponsibleformaintenanceofthedieselgeneratorandensureitisalwaysinasafeandnormalrunningcondition.b)IfitisprovidedforWal-Martonly,thereisoneyearor1500hoursguaranteeperiodforthedieselgenerator,i.e.withinthisperiod,thedieselgeneratorshallbemaintainedbytheowner,andWal-Martshallonlybeartheoperationalfees.Ifthegeneratorisinagoodconditionbeyondtheguaranteeperiod,Wal-Martshallberesponsibleforitsdailymaintenancewithowncharges.Ifitbreaksdownbeforetheservicelifetimeduetootherreasonsinsteadofoperation,theownershalltakethefullresponsibility.TheownershallensurethattheHVcablesareinasafetyconditionwithoutconnectingtoothercircuitsusedbyotherusers.Inaddition,Wal-MartwillpaythePowerBureaudirectlyaccordingtoindependentpowermeter.5.ElevatorsIftheelevatorisonlyforWal-Mart’suse,theownershallberesponsibleforitsmaintenanceandannualinspectionwithownchargeswithinguaranteeperiod.AndWal-Martshalltakeoverdailycleaningwork,operationalprotectionandannualinspectionbeyondtheguaranteeperiodwithowncharges.Theownershallberesponsibleforelevatorsmaintenanceandupdatingunderthenormalrunningconditionandprofessionalupkeepcondition.Asfordefinitionsofmaintenance,pleaserefertoappendixtwofordetails.IftheownerandWal-Martsharetheelevators,theownershallberesponsibleformaintenance,upkeepandannualinspection.Theownershalltakethemaintenanceandoperationalfees.6.WatersupplyanddrainagefacilitiesIfWal-Martsharesthewaterfacilitieswiththeownerorotherusers,theownershallberesponsibleforthefollowing:Maintenanceofwaterfacilitiesfromthegeneralwatermetertothecitygovernment’smainwaterpipe.Maintenanceandupkeepofthewatersupplyfacilities,cleaningworkoflivingwatertankandfirewatertank.IfthecitygovernmentdirectlysupplieswatertoWal-Mart,Wal-Martshallberesponsibleforthefollowing:Maintenanceofallwater-supplyfacilitiesbetweenthegeneralwatermeterandthePremiseswithowncharges.Theownershallberesponsibleformaintenanceandblocktreatmentofoutdoorsewagepipesandwellchambers.Theownershallalsoberesponsibleforblocktreatmentofoutdoorwaterpipingatleastonceayear.7.GassupplyfacilitiesTheownershallberesponsiblefor:Gassupplyfacilitiesbetweenthegeneralgasmeterandthecitygovernment’smaingaspipe,includinggaspressureadjustmentstationandgasmeter.Wal-Martshallberesponsiblefor:GasfacilitiesfromthegeneralgasmetertothePremises.8.Theownershallberesponsibleforthemaintenanceofsurroundingfacilitiesandtheonesinotherpublicareas,andforthewaterandpowersupplies.AndtheownershallprovidesupportwhenWal-Martassociateneedstoinspectthefacilities.AppendixA:RequirementsforoverhaulofA/Cunits1.DefinitionofoverhaulWater-coolingunit:Itmustbemaintainedonceayear.Wal-Martshallberesponsibleforreplacementoflubricatingoil,oilfiltersanddryingfilters.Theownershallberesponsibleforinspectionofthewholeunittoensureitisunderanormalrunningconditionandfindouthiddendangerandpotentialrisksinordertosaveenergyandprolongservicelifetime.Itispossibletocausepotentialtroubleswithoutappropriatemaintenance.Overhaulcoversimportantoverhaulandmediumoverhaul;itisalsodividedintounitoverhaulandcompressoroverhaul.Mediumoverhaulreferstodismantlingthecompressortocheckandcleaninternalsurfacewithoutreplacinganycomponents.Andimportantoverhaulreferstoreplacingtheseriouslyworninternalparts.Unitoverhaulreferstomaintenancecanbedoneonlyafterintroducingthecoolantoutoftheunit,whichisalsocalledimportantoverhaul.Othermaintenancetreatmentsarecalledmediumoverhaul.Alloftheseshallbetheresponsibilityoftheowner.Pneumaticcoolingpistonunits:Sameastheabove-mentionedmaintenancemethod.Theyareundertheowner’sresponsibility.Mediumoverhaulshallbedonelikethis:removethecompressoroutoftheunit,openthecovertocleanthemotor.Checktheshaft,linkagebarandpistontofindwhethertheyareoverworn,andthentheycanbereinstalledifnoneedtoreplace.Ifthepartsarefoundtobeoverwornandneedtobereplaced,wecallitimportantoverhaulforthecompressor.DefinitionofupkeepWater-coolingunitInspectionbeforecoolingsupplyseasonA PreparationandInspectionBeforestartingupwater-coolingunit,thefollowingitemsshallbeinspectedinordertoensuretheunitoperatesinthesafe,reliableandhighefficiencystatus:Coolantlevelandoillevel;Oilchannel,oilheateranditstemperature;AlloperationalcontrolandsafetycontrolfunctionsFurtherfamiliarwithoperationalproceduresbytheoperators,andreviewingthepreviousrecords.OperationofthestarterOperationstatusofwatersystemincludingfrozenwaterpump,waterflowswitch,frozenwaterpump,coolingcolumn,valves,etc.Adjustmentofthesetvalueinmicro-computercontrolcenter;Startingupcoolingwaterunittochecktheoperationalstatusoftheentiresystem,recordingoperationalparametersoftheunit;Analyzeandsolveproblemsoccurredintheoperationofcoolingwaterunitaccordingtotheoperationalrecords.B InspectionintheoperationalseasonInordertoensurethewholecoolingwaterunitoperatesunderahighefficiencyandreliablecondition,Wal-Martshallperformregular(monthly)inspectionsasfollows:Inspectionofcoolingwaterunitandadjustmentofsafetycontroldevice;Operationofcontroldevice;Coolantlevelandoillevel;Operationoflubricationsystem;Oil-turningsystem;Operationofthemotorandthestarter;Recordoperationalparameters,analyzeandconfirmwhethertheunitisoperatingunderthenormalcondition.Andtheownershallbeinformedofunitoverhaulwhennecessary;Recordandreporttotheownerofthesparepartsneeded.C
